Hello,

so far I have been a silent reader of this forum and really find the tips here great!

Now I need your advice: We are building a "city villa" and are allowed to build up to 9.5 x 9.5 on our property. We bought a house measuring 8.84 x 9.44, which is also permitted. We are currently considering whether to extend it to 9.44 or if it fits as it is.

Our "problem": My husband has 3 children from his first marriage who visit us regularly (once a month and half of the holidays). Of course, there should also be space for these children. In addition, we have one child together.

So we need 4 bedrooms (master bedroom, children's room, 2 guest rooms) and yesterday we received the plan from our architect for the larger version (9.44 by 9.44). A few weeks ago I myself planned a house version with the size 8.84 x 9.44. We have not planned a basement (which would probably be the best option, but another 50,000,- € extra is not feasible :()

Could you take a look at both drafts and give feedback? Thanks!

Option 1 is definitely the catalog house. The floor plan is feasible.

You planned option 2, right? 1. The spot for the stairs/HAR door will not work. 2. The exterior door/WC door is also not well designed. 3. The drains from the bathroom come down right in the middle of the living room. It would be better to have the bathroom above the utility room. 4. The exterior views on the right look more than mediocre; the back needs to be seen.

Instead of an expensive basement, the heating system could probably be outsourced to a garage. Maybe that could help create some space. I cannot say to what extent that is compatible with building regulations.

By the way, where is north for you?

What I don't like about the first draft is the guest WC which intrudes into the living space... Furthermore, I find the dressing room somewhat questionable... a dark corridor running across the hallway? If you want to be able to move around in there at least somewhat, then you can only install wardrobes on one side...

So for proposal 1, I would put Child 2 in the parents' bedroom.

Turn the bathroom into Child 2's room and make a large bedroom out of the bathroom and dressing room.

Basement 50,000 EURO? What kind of basement is that supposed to be?

Well, you could still make a bit of space there.


I know, that bothers me too. But I don't know how to solve it differently without planning the other rooms like "corridors."

The garage (actually more of a carport was planned) is not directly next to the house. I don't know if the distances would then be too long. I could clarify that with the architect.



Right upper corner ;) So the living room faces northwest. But I don't find that bad. We currently have a south-facing terrace, and in summer you usually can't sit there because it's too hot.



That's exactly what I have to criticize. Additionally, the "office," which is supposed to serve as a guest room for a child, is too small.



Well, I don't think the layout upstairs is so bad, but downstairs there's simply too little space for me :(


It was planned as a living cellar and, with earthworks, better doors, etc., it is already more expensive. Additionally, in three out of five already developed plots in the building area, water was standing in the excavation. :(

We probably have to plan a bit more...
