Floor plans for a single-family house 160 sqm - Your experiences?

Hello,

my wife and I purchased a plot last year (garden development according to the amended development plan) (marked with number 2018 on the plan) and now want to push the planning forward. Whether we will implement the project immediately in the near future, we do not know yet, but we at least want to complete the planning.
The plan is oriented to the north, i.e. the house would have almost a north/south alignment.

Development plan/restrictions
612 sqm + access road (approx. 85 sqm)
Slope -> no
Floor area ratio -> 0.3
Plot ratio -> 0.6
Building window, building line and boundary -> see illustration (3m distance, garage may be on boundary, max. 15 m, of which 9 continuously) It does not matter where on the plot the house will be located.


Edge development -> no
Number of parking spaces -> no specification
Number of floors -> 2
Roof shape -> from 15°, no specific form, just no flat roof
Architectural style -> not required
Orientation -> no specification
Maximum heights/limits -> FH 9 m
Special noise protection requirements due to BAB and L-road

Requirements of the builders
Architectural style, roof shape, building type -> classic single-family house, gable roof, solid house with clinker brick
Basement, floors -> we would like a basement, but not realistic, 1.5 floors
Number of persons, age -> currently 3 (32, 28, 1) ... we are planning with 3 children's rooms
Space requirements on ground floor, upper floor -> ground floor: utility room, kitchen, dining, living, WC with shower, guest room/children’s playroom // upper floor: parents, 3 x children, storage room, bathroom
Office: family use or home office? -> both (both can partially do home office, but not permanently)
Overnight guests per year -> not significant
Open or closed architecture -> kitchen/dining open and large, living room small and separated
Conservative or modern construction -> conservative
Open kitchen, kitchen island -> open kitchen yes, kitchen island if it fits
Number of dining seats -> 6-8 (extendable table)
Fireplace -> no
Music/stereo wall -> if possible yes
Balcony, roof terrace -> not required
Garage, carport -> combination of both -> Our car does not need a roof, but we would like a closed room for bicycles, workshop, etc.
Utility garden, greenhouse -> lawn
Further wishes/special features/daily routine, also reasons why this or that should or should not be
--> For us, the kitchen/dining area is the focal point, even when guests are there. The living room should be a relatively private area.
- The children’s rooms do not need to be extremely large. The parents’ room is the least important room for us.
- A bathtub is not required in the bathroom.
- We definitely want a second entrance where the children (and we) can leave our dirty shoes, etc.
- The “main entrance” is then intended for guests.
- The technical room should preferably be outside the house so as not to waste “valuable” space and expensive living sqm. Is this sensible?
- The staircase should not be directly next to the front door. This is currently the case in our semi-detached house and you always carry the dirt from the front door upstairs.
- The floor plan can be designed so that theoretically two apartments (ground floor/upper floor) could be created at some point.

House design
Who created the plan:
- Architect (2nd round)

What do you particularly like? Why? -> We like the room layout very much as it is, especially the upper floor is ideally used and the rooms are evenly distributed
What do you not like? Why? -> The area utility room/side entrance/carport/garage is not yet ideal
Price estimate according to architect/planner: -> rough estimate about 400,000
Personal price limit for the house, incl. equipment: 500,000 due to interest rate increase
Preferred heating technology: air-to-water heat pump and controlled residential ventilation

If you have to do without, which details/extensions
- can you do without: nothing so far, it is not particularly detailed
- cannot do without: -

Why is the design as it is now? E.g.
-> After discussions with the architect about our wishes, the design was created. Since we won the bid for the plot (> 1 year) we have searched through all floor plans on the internet and weighed our pros/cons.

What is the most important/basic question about the floor plan summarized in 130 characters?
Do you have any concrete improvement suggestions? How large should the distance house/north boundary be to still comfortably get into the garage next to a parked car?

Solid floor plan - that's how you can build. Rather some (background) questions about the wishes: - I think a second entrance is nonsense. I'm not quite sure how life is supposed to work then. In the utility room, everyone can just dump and leave their dirt, and in the main entrance next door lies the expensive Persian rug to impress guests? Or is the utility room tiled up to the ceiling and can be sprayed out with a hose if necessary? Where are the jackets and shoes supposed to hang, at entrance 1 or entrance 2? The technology is outsourced separately so as not to waste the expensive space, and then you build a tunnel entrance next to the main entrance, which in my opinion is completely unnecessary? Mmmh. - 3 children and no bathtub? That feels wrong. Are the toddlers supposed to shower instead of happily splashing around in the water with a rubber duck? Apart from that, this monster shower is totally cold and uncomfortable. It feels like being in a swimming pool. That's not nice. - The window / WC back wall situation in the guest WC looks strange so far. Half-height walls are usually shown in a different color. But that's rather unimportant. - The houses built so far look as if they have to be built strictly on a building line. Are you sure this is not the case for you?

Nice floor plan. I like it a lot, although: if you have to watch the budget, I would first plan with two children's rooms and an office and leave out the open space. And uh, the architect is still planning with 2500 €/sqm??? Currently, 3000 €/sqm is realistic. And I would have rather tried to connect the guest WC with shower to the side entrance with mudroom. If you're going to plan such a room. Then dirty children or dogs should also be able to rinse off right away and not have to go through the guest hallway first.

-> We are not really happy yet with the design of the utility room/second entrance either, thanks for the suggestions. -> We are sure we do not need a bathtub, but the shower also seems quite large to us, let's see what else is possible here -> There is a better layout of the utility room/guest WC from the first draft, where this is also solved better -> The blue-black marking is the building boundary, not the line. Since all other houses are from the 40s-50s-60s-70s, all directly street-adjacent plots are built on. The development plan was newly created at the beginning of the year for densification.

Still forgotten: for 2 later apartments, the airspace would have to be eliminated and the staircase rotated. The guest WC would have to swap places with the utility room and would possibly be quite large. This has not been thought through yet.

But I'm tired of telling people here what they need or don't need. The first house is built for your enemy.

I take this sentence as an occasion to agree with ’s contribution. This side corridor makes no sense.

It is exactly like that now: dirt is carried as far as the wardrobe cabinet… or where are the shoes taken off? Should this happen at the side entrance? Right next to the white laundry that is washed there?

Which garage do you mean? Please draw your house on the plot. Where is the driveway of the mentioned 85sqm?

Otherwise, I find the floor plan buildable and also okay.
