That's how it is. Good that you noticed that yourselves. I would forego a change: 3.10 is enough for a kitchen unit plus an island or a double row. As I see it, the highlight of the property is where the kitchen is now: I would then also enlarge the windows there (west and northwest) and create the dining and evening terrace.

Basically, I would question the windows on the upper floor, why it was planned there almost like a townhouse and no windows were planned in the important east and west for the sleeping area. A tip for the entrance: door to the apartment in line with the front door gives double the cloakroom space!!!

Otherwise, and then the design will also work.

They have their own front door on the left. There they are then in a kind of hallway, which can also be accessed from our corridor. So they don’t have to walk through our apartment to get to theirs.

Not even close. I roughly counted a solid 225m2 of living space, that’s about 563,000 euros, plus additional construction costs including above-average earthworks. There’s easily (!) a 6 in front... and nothing low behind it either.

We have a fixed price with the construction company. Earthworks (except for removal and disposal) are included. Garage is included. And actually almost everything except for a few things we do ourselves. We organize the removal of the earth for very little money and the city would like the earth for a new development area at no cost. Now you’re making me a bit worried about the costs.

Regarding the floor plan: no idea what else can be changed, so whether is right, I’m at a loss. But the incredibly large hallway area, caused by the straight staircase, hurts...

Why air space instead of storage space? Where do you store all the stuff that accumulates? I see neither garage nor basement storage.
