Hello everyone,

Attached you will find our planned house. It is a repeatedly revised architect’s draft. We are very satisfied with our design, but sometimes you do overlook something.

If anyone has suggestions/criticism, please do not hold back.

One definite point of criticism is the staircase at the “end of the house,” but this is important to us because we want a separable staircase and want to keep the “entrance noise” away from the living room. We do not want a single-family house with an integrated, open staircase.

If someone can sketch a better solution for us, we would of course be happy.

Actually a decent floor plan, but it could still be optimized.

Upstairs, I wouldn't take the toilet out of the bathroom. You can nicely separate it within the bathroom, if you want even with a door, but as it is, it's impractical. For example, if you want to get into the shower, you are already undressed and you still have to go to the toilet again. So naked or wrapped in a towel and quickly across the hall to the toilet. If you want to live completely on the ground floor later, the bedroom will be a bit too small. Keep in mind that with age come ailments and perhaps help with getting up, dressing, etc. will be needed. The bathroom is also simply too small for later. A bathtub should also be a must-have in old age. With the fireplace in that spot, it could get a bit tight for a dining table. I would possibly place the fireplace on the outside wall between the terrace door and the window. There is also not much space left for a tall wardrobe in the dressing room.

Yes, these are the points that immediately came to my mind.

I also believe that the bedroom downstairs is too small.

Which standard is supposed to be built? A fireplace might be unnecessary, although certainly stylish.

: The bathroom was open at first, but it was a special request of mine to separate it. We are still three people. However, at least one more child is planned, and I probably don’t need to explain what that means for the bathroom in the mornings and evenings.

I admit that the bedroom is small. However, we looked at rooms with exactly these dimensions (3.4 * 3.4m) in a model house settlement and concluded that you can definitely sleep in a room like that. Originally a room of 3*3m was planned, 4*4m, which would be appropriate, would be 7m² more. These costs on 3 floors are simply too expensive. That is why we made this compromise. The same applies to the bathroom.

It is only important for us to create an option to sleep on the ground floor. Whether that is for oneself, a parent, or guests is not yet decided. It was only important for us to create that possibility.

I also don’t see the issue with the fireplace that way. I have seen some model houses with 3m width in the dining area. That was rather tight. 3.50m was absolutely sufficient. Since we only want to put a "small" water-based fireplace there, which needs about 50cm, I see absolutely no problem here with 4m width.

The dressing room has space for about 3m high wardrobes and about 4-5m of shallower wardrobes. That is enough for us.

Conclusion: More space would certainly be nice, but there is also a budget.

: It is being built as a solid construction with an architect and is supposed to achieve Kfw70 standard. However, not at any cost. We definitely want a fireplace.

Hello, I am deliberately asking: Are you sure that you want a basement and would not prefer a few more square meters on the two upper floors instead? The plot looks relatively flat and also large enough at least on the plan. In addition, that would be easier for old age.

Yes, that is definitely desired. We are both absolute basement supporters. And the rooms on the ground floor are not large, but absolutely sufficient. In the attic, there is almost too much space. (What there isn’t)
