You go to new development areas in your surroundings and ask who built there and about their experiences. The construction company available locally to you will most likely not appear in the WWW ranking, although it might be better.

The small GU with 10-20 houses per year, family business, build your dream house without looking at standard houses. Simply what is technically feasible for the company. Why should there be a basement, we have no basement, only on one level. Where are you building?

Probably because the basement hole is already there. I would also save one level: either an attic conversion or a basement in general. You have to have it calculated which is cheaper. Without expertise to take a look at everything, you can’t get around it.

Actually, we find a basement quite convenient, as a storage space, for placing the exercise bike, and for the building services. I only included the unfinished attic as a better selling point. But I need this or that. But indeed, it’s all a matter of price. However, I still need a staircase and the problem is to nicely incorporate it in the floor plan...

You don't "design" a floor plan and then try to integrate a staircase. The staircase is usually the central element of a floor plan.

Of course I think about selling. In 15 years I hope to be retired and move away from the "beautiful" Rhine-Main area. Until then, I want to live somewhat nicely. With my floor plan attempt, I am approaching the whole topic.
