With a whopping 73sqm for the open living area, you are left with just 12! measly sqm for planned children's rooms. (The other components, such as in the basement, cannot be mentioned due to previously stated reasons) Don't get me wrong: I think a child/teenager can manage well with 14sqm, but in proportion this does not fit with your expectations at all. The children's room ideas are neither fish nor fowl. Others build nice houses around 160sqm, have a great and airy 50sqm open living area, but still have reasonable children's rooms with about 15sqm. Exactly that can be said about the dining area.

I would have even given two, if it were not for the generous extension. Two hundred and forty square meters seems poorly justified with the expectation of a possible second child, and what shines through from the existing building does not give the impression of cramped quarters in need of expansion. However, the forum benefits when , , , and (or especially hanghaus-style and ) are no longer so "alone" here.

In 1987, I only left it out of the list because of the more modest house size, even though his sauna (and for me personally even more so the world championship kitchen) are dreams :)

I have been searching for a long time to figure out what bothers me about the floor plan. It is a house for a couple in which somehow 1-2 children have to be accommodated.

The granny flat never really gets bright. I also don’t believe it will be occupied by children or teenagers. Still, it could be used for an au pair or later a caregiver. You have the space and the budget. Why not.
The entrance area downstairs is great.

I would also like to have the bench in the kitchen.
I would give the dining room a piece more of the yellow wall. I think it makes it cozier.
The children’s rooms are too small in relation to the house. Playing, sleeping, learning, meeting friends, a place to retreat. Children’s rooms are used very diversely.

The parents’ area upstairs is already generous. I would arrange the bathroom differently. First of all, there is a family with children.
If they have to go to the toilet, they have to go through the parents’ bedroom; if they have stomach flu, they have to go through the bedroom at night. It is enough if one is awake.

I believe the time "children need closeness to their parents" is longer than the time "I want my peace." In the end, they are 18 and have to move out for their training.

I just noticed: the room upstairs, which the one child is "allowed" to occupy, is actually a guest/office. On the one hand, it's bigger than the children's rooms, on the other hand: where does the guest go to the toilet at night? Ok, they could go downstairs. But overnight guests would first have to pass by the guest toilet to use the shower bathroom. I am sure: there are better solutions. Looking forward to another design :)

I have the impression that the upper floor could be sufficient for the two kids + children's bathroom. For that, I would move the master bedroom downstairs and the guest WC could be assigned to the bathroom. Are there also views available, so one can better imagine the attic?
