Well, the thing is, if you go to the architect with a plan, you subconsciously put blinders on him. If he only gets some square meter numbers on paper and a rough room program, he can think much more freely ;) Over time, I have saved some pictures from the internet and sorted them into folders: exterior pictures (how I imagine my house from the outside), pictures of staircases I prefer, also "no goes" are included, and much more.

Better not to go empty-handed should rather refer to which plot of land you want to place the house on and the Euro budget limit. You should emphasize whether this amount is to be seen including or excluding [Grundstück, ENK und Baunebenkosten], so that the architect knows how much he is allowed to spend.

I agree with my predecessors. It would be better to make a list of what is important to you, what you absolutely want, what would be nice to have, and what you absolutely do not want to give up.

Regarding your draft: it looks more like an urban villa than a country house to me (again, those dreadful [Warzen]!!!) and yes, as parents you are treating yourselves to the cream slice (however: where is [Norden]? that would still be important), you can do that, but keep in mind: your children are in their rooms during the day, you only use them at night for sleeping. And I also consider the arrangement "bedroom between dressing room and bathroom" to be suboptimal.

You should be able to tell the architect something about yourselves and your housing requirements (in words, without prejudging the result) and you should be able to say something about the property (location, photos). If there is a [Bebauungsplan], bring it with you. And you should know your budget. Everything else is done by the architect. Also important: Ask the architect to show you references. Maybe they only build green houses, but you want a red one. Then you need to find someone else who builds red houses.

Good evening,

I partly agree with my predecessors now :)

All the points mentioned above are already 100% correctly stated.
Nevertheless, I see it as quite useful for you and for the planner if you have already seen floor plans anywhere that you like to show. This can make it easier for the planner to know in which direction it should go and to incorporate his ideas and experience. However, if you have absolutely no idea what you want, it is better to go without and try to clarify it to him based on the points mentioned above.

p.s. however, nobody can do anything with the above drawing, as I now find.

Regards, Andreas

We designed our floor plan ourselves and then handed it over to the house builder :). You usually know best where you want what on your property. We also planned a bay window with a balcony, which I think is very nice.

Best regards
Sabine
