As already mentioned. Start the planning on the upper floor. There are plenty of semi-detached floor plans that work. Modifying a single-family house usually goes wrong. I'll attach a floor plan just as a sketch. I don't like the parents' room, and unfortunately I don't know if the fireplace on the upper floor works. I just quickly copied it, but maybe you can use something from it.

I can see, I better leave it to a professional :).
We will proceed in such a way that we take the basic floor plan of the model house to the general contractor and discuss our ideas/changes there. He will then plan something and I will get input here in the forum.

I really think it's great that you take the time and help other people.

Maybe thanks for your input.

I wouldn't do that but would first have them show me their standard floor plan. You can always change it later if you don't like it, but after all, it is their job to design and not just to copy (from you), which according to experience does not exactly improve the design quality.

Better create a precise room program with your needs. Not just bedrooms, but a bed with the dimensions 2.2x2 m, 4 m of continuous wardrobe. Bed not under the sloping roof, etc. Your furniture must fit. The cabinet with trophies, the books, the shoe collection, the sports bag in the wardrobe, the dream sofa. This way you can also more easily check every floor plan. Draw the wish list to scale, then you will see if it fits.
