Hello,

so... what takes a long time to happen, might still turn out well? We have a prefabricated house provider and soon it’s time for the planning meeting with the architect. I have to admit, due to many negative experiences, I don’t expect much from showing our floor plan sketches, but who knows, maybe someone comes up with a good idea after all. We’ll see. I am basically preparing myself for a “ruthless, harsh” critique :D But go ahead... it all just rolls off me :D So... fire away!

Development plan/restrictions
Property size: 230 sqm
Slope: no
Floor area ratio ??

Edge development: a green strip with a sidewalk, otherwise only paved streets and public parking spaces
Number of parking spaces: 2 (garage west of the house)

Further wishes/special features/daily routine, gladly also reasons why this or that should not be:
Definitely a straight (due to space requirements omitted) staircase, therefore a landing staircase 1 m wide. South and west windows should get awnings in addition to electric shutters, which are on all windows. (Shading!), an aquarium should find a place on the ground floor (approx. 120 x 40 x 50 cm), photovoltaic system with battery, air-water heat pump.

What do you particularly like? Why? everything we want is included, on the upper floor there is a playroom for me in the northwest with space for a racing cockpit and TV, office, bedroom, children's room, kitchen, living room and bathrooms fit well, hopefully getting enough light but not too much
What do you not like? Why? unfortunately no single-family house, practically no vegetation around, only fields, new grass and freshly planted saplings. New development area after all
Price estimate according to architect/planner: 480,000 + 30,000 own work + 90,000 (basement + excavation + 24,000 photovoltaic + battery + 70,000 ancillary costs = 694,000
Personal price limit for the house including equipment: 700,000
Preferred heating technology: air-water heat pump with underfloor heating and ventilation with cooling function: Tecalor

If you have to do without, which details/finishings
-can you do without: a stupid greening on the flat roof of the garage (and garbage house), possibly by installing solar panels there instead, a floor-level shower with glass door, glass sliding door on the ground floor to the terrace, some windows without electric shutters, aquarium??, light bulbs instead of lamps :/ barely more can be cut
-can’t you do without: bed, :D no expensive frills included, landing staircase, basement, photovoltaic system because of the heating,

Why is the design the way it is now? e.g.
Standard design from the planner? no, from us
Which wishes from the architect were implemented? we’ll see when the time comes
A mix of many examples from various magazines...?
What makes it particularly good or bad in your eyes? It makes maximum use of the available space, not a spot is unused, the bathroom in the attic is currently somewhat awkwardly designed, since you can only enter it through the office. The background is that we plan for an extra bed for a 2nd child, but that won’t last forever and then the parents’ bed might need to be repositioned. We are not really happy with the layout here yet.

What is the most important/basic question about the floor plan in 130 characters?

Originally, we had the wall thicknesses in Roomsketcher (the program to create the sketches) way too thin. After adjusting, we had to redesign everything, including the location of the staircase. We haven’t planned the basement for the new design yet, since the architect appointment is coming soon anyway.

The layout and position of the bathroom door is also not ideal, we might still swap the office and the parents’ bedroom. The idea was that in the home office you don’t want to get full afternoon sun and the room heats up too much. The same applies to the bedroom, you don’t want to go to sleep in an oven in the evening.

The basement will no longer exist as planned, the external staircase has already been deleted. Only the layout will remain approximately as it is.

Why are you planning a half semi-detached house, only with your wife and a construction company, but not with your neighbor - don't you know the Goalkeeper thread?

A few measurements would do the plan a lot of good.

And why do you want to omit the outside stairs to the basement? The basement stairs themselves are in the wrong place and do not match the other floor plans.

In general, I think there are way too many frills in the rooms. Living room, for example, the entrance area... but, as I said, a few measurements would be good. Plot... how wide? 17.5 m? I assume the site plan is oriented to north.

Office... two people working from home? Wouldn't it be more sensible to plan two separate offices and then one of them would also be your playroom?

I successfully practiced this with my partner's junior: while "cramming" English vocabulary, he was allowed to sit in the racing simulator, and all resistance to learning was gone :)

Sorry, I'm adding a floor plan that at least shows the exterior dimensions again. BUT!! This is the old floor plan, the layout there is now obsolete!

In general, the semi-detached house may be 7m wide and 8.5m deep/long. In addition, there will be an extension of 2.5m that MUST have a nonsensical (according to the building plan architects) offset of about 20-30 cm, thereby increasing the interior dimensions. So roughly you can calculate a floor area of 7m x 11m. We could have had a 40cm exterior wall, but we have now decided on the 34cm wall which has only 6 cm less polystyrene insulation. According to the U-value information from Haas, the difference is minimal. It should bring a bit more (just under 4.3 sqm in the whole house).


I forgot to mention that. Since the allocation appointment, we have been in contact with them. They are also building with Haas, want to fully use all dimensions and also build with a basement like us. Therefore, we now also have an offer for a basement including excavation. We have already jointly commissioned the survey. The party wall will be built more like an interior wall without additional exterior insulation, but for both sides it will function like an exterior wall. I hope you know what I mean. This saves material and gives a little more interior space.


7m x 11m floor area, 34 cm exterior wall, max height: 10.3m.


Cost factor. I would like to have it included, but sealing the last step before the door is apparently quite elaborate. It was said it would cost about 7,000 euros. And presumably we would use it only 1-2 times a year.


Yes, as I said... we had to create the floor plans anew and forgot the basement in the process. Since hopefully we will have the architect appointment soon and already know what we want, we can discuss it directly with him then. I only included it here to give an idea of the room layout.


Why not? I barely talk on the phone and almost always have headphones on anyway. Also, it keeps you more in a work situation than sitting alone in front of colorful Excel sheets with the PlayStation next to me... ;) No no... that will be distinctly separated. Besides... who brings me coffee if not my personal secretary aka wife :D :p

Well, the dimensions would also benefit the other floors. It's tedious to calculate the room widths etc. now. Because I find it quite tight.

And, how wide is the plot actually? 17.5 m or what? So then 3.5 m for the garage width? Should it be a prefabricated part or should the outer wall of the house be used? And does it have to be a garage?

Basement exterior stairs ... lawn mower? Bicycles? Have you thought about that?

And, if you get along so well together in the office, then it can also become a play station in the evenings and on weekends. Why such a small extra hole?
