Hello,
so... what takes a long time to happen, might still turn out well? We have a prefabricated house provider and soon it’s time for the planning meeting with the architect. I have to admit, due to many negative experiences, I don’t expect much from showing our floor plan sketches, but who knows, maybe someone comes up with a good idea after all. We’ll see. I am basically preparing myself for a “ruthless, harsh” critique :D But go ahead... it all just rolls off me :D So... fire away!
Development plan/restrictions
Property size: 230 sqm
Slope: no
Floor area ratio ??
Floor space index ??
Building window, building line and boundary according to the development plan
Edge development: a green strip with a sidewalk, otherwise only paved streets and public parking spaces
Number of parking spaces: 2 (garage west of the house)
Number of floors: basement, ground floor, upper floor, attic
Roof shape: shed roof
Style: modern, classic
Orientation of deep gutter slope to north-northeast 12° slope
Maximum heights/limits Depth side 8.50 m, high side 10.30 m
Additional requirements: extension on the south side as a balcony, with fully functional living space underneath, must have a visual separation (color but also slight setback).

Style, roof shape, building type: classic, modern, roof shape set by development plan as well as type; semi-detached house
Basement, floors: fully basement, according to development plan

Open kitchen, cooking island: closed kitchen, two kitchen rows

Music/stereo wall: no
Balcony, roof terrace: yes, unnecessarily large, 6.7 m x 2.5 m (possibly the south wall of the upper floor will be recessed one meter into the balcony, then it would still be 6.7 x 1.5 m large)
Garage, carport: yes + one parking space
Utility garden, greenhouse: a grill and a towel fit in, that’s it, ok, and a terrace with garden furniture
Further wishes/special features/daily routine, gladly also reasons why this or that should not be:
Definitely a straight (due to space requirements omitted) staircase, therefore a landing staircase 1 m wide. South and west windows should get awnings in addition to electric shutters, which are on all windows. (Shading!), an aquarium should find a place on the ground floor (approx. 120 x 40 x 50 cm), photovoltaic system with battery, air-water heat pump.

What do you particularly like? Why? everything we want is included, on the upper floor there is a playroom for me in the northwest with space for a racing cockpit and TV, office, bedroom, children's room, kitchen, living room and bathrooms fit well, hopefully getting enough light but not too much
What do you not like? Why? unfortunately no single-family house, practically no vegetation around, only fields, new grass and freshly planted saplings. New development area after all
Price estimate according to architect/planner: 480,000 + 30,000 own work + 90,000 (basement + excavation + 24,000 photovoltaic + battery + 70,000 ancillary costs = 694,000
Personal price limit for the house including equipment: 700,000
Preferred heating technology: air-water heat pump with underfloor heating and ventilation with cooling function: Tecalor
If you have to do without, which details/finishings
-can you do without: a stupid greening on the flat roof of the garage (and garbage house), possibly by installing solar panels there instead, a floor-level shower with glass door, glass sliding door on the ground floor to the terrace, some windows without electric shutters, aquarium??, light bulbs instead of lamps :/ barely more can be cut
-can’t you do without: bed, :D no expensive frills included, landing staircase, basement, photovoltaic system because of the heating,
Why is the design the way it is now? e.g.
Standard design from the planner? no, from us
Which wishes from the architect were implemented? we’ll see when the time comes
A mix of many examples from various magazines...?
What makes it particularly good or bad in your eyes? It makes maximum use of the available space, not a spot is unused, the bathroom in the attic is currently somewhat awkwardly designed, since you can only enter it through the office. The background is that we plan for an extra bed for a 2nd child, but that won’t last forever and then the parents’ bed might need to be repositioned. We are not really happy with the layout here yet.
What is the most important/basic question about the floor plan in 130 characters?
Originally, we had the wall thicknesses in Roomsketcher (the program to create the sketches) way too thin. After adjusting, we had to redesign everything, including the location of the staircase. We haven’t planned the basement for the new design yet, since the architect appointment is coming soon anyway.
The layout and position of the bathroom door is also not ideal, we might still swap the office and the parents’ bedroom. The idea was that in the home office you don’t want to get full afternoon sun and the room heats up too much. The same applies to the bedroom, you don’t want to go to sleep in an oven in the evening.
The basement will no longer exist as planned, the external staircase has already been deleted. Only the layout will remain approximately as it is.
