Why? Is that not allowed in OE? Garage on the border almost always works here.

It would be possible, but I am (also because there is enough space) a proponent of the mindset: I can access my house without having to ask the neighbor for permission.

The decision to forego the balcony is intentional. We wouldn’t use it since we are absolute terrace fans.

Yes, I wanted to minimize the hallway areas. Is that wrong?

In the basement, the passage through the two rooms isn’t my favorite part of the whole house, but it came about this way due to the L-shape, the planned use of the rooms, and (again) the reduction of hallway space.

A guest room would be quite unnecessary in our case; if needed, the home office can be repurposed on short notice.

You have little space in the south if you don't go to the border.

well, 10m to the property boundary. That is already a lot for our area! you are only allowed to build either directly on the side property boundary, or (at least) 3m away.

I tried that a bit more precisely.

35m - 22.5m - 3m = 9.5m. The house to the south is then about 15 m away.
