It would be possible, but I am (also because there is enough space) a proponent of the mindset: I can access my house without having to ask the neighbor for permission.Why? Isn't that allowed in OE? Garage on the boundary is almost always possible here.
Then I understand the room layout even less than I already do. The home office upstairs in the afternoon sun – you just end up sitting in front of the closed blinds. The bedroom in a classic living room spot with windows all around.
Could it be that you tried to minimize the hallway areas as much as possible? I miss light axes there.
Giving up the balcony is bold – they are not only balcony space but also brilliant shading: it is always bathed in light, even more in winter than in summer, but in summer no light shines on the window surfaces if planned correctly.
Giving up the guest room at least seems unusual for a house of this size.
Is there a special reason why a storage room in the basement is only accessible through another? That is unfortunately the case with me; we tried to avoid it, it is annoying every time and shouldn’t be necessary for a house this size. Unless of course, the sequence belongs to the usage concept, such as the rear room being the actual sauna and the front room the changing/shower area.
well, 10m to the property boundary. That is already a lot for our area! you are only allowed to build either directly on the side property boundary, or (at least) 3m away.You have little space in the south if you don't go to the border.
