That's true, but honestly I wouldn't really care... We're talking about a maximum of 1.5sqm. I actually find the right-angled solution more aesthetic and also thought that you could even better accommodate shelves there, at least if they touch the northern or southern wall.

We have a slanted wall in our garage and that is not unattractive ;-) I would do it without the weird corner too.

Unfortunately, there are no heights specified in your plan, then I could explain it more clearly. I'll try anyway: The height of the garage walls that are less than 3m from the boundary (in variant 1, the sloping wall at 6.445) may not exceed an average of 3.20m. If you measure 3.00m from the natural terrain to the top edge of the garage wall at the northwest garage corner and 3.40m at the southwest corner, then the average wall height (3.00+3.40)/2=6.40/2=3.20 is permissible. If the terrain is not straight, you may need to measure more points: (3.00+2.80+4.00)/3=3.27 => not permissible. In extreme cases, the viewed area of the wall must be determined (e.g., by CAD program) and divided by the wall length (25m²/6.445m=3.88m => not permissible). If I understood you correctly, the retaining wall does not exist yet; the new wall is supposed to be 4m high. This causes the garage to trigger distance requirements that require a building regulation arrangement with the neighbor (in RP probably a construction obligation).

Sounds like you really understood me... That would be bad for our case. The section looks like this (viewed from the south):

----------------<-6m->------------------
|
|
| <-- 2.50m high garage
|
|
|---------------<-6m->------------------
| |
| <-- 1.50-2m high | <-- house wall south
| retaining wall | of the garage
| |
-Courtyard--|----3m lawn------| basement room
|
|
-------slab---

The left (western) wall, directly on the property boundary, would be about 4m high, adjacent to the neighbor's courtyard south of the garage there would be a strip of lawn (3m).

EDIT: Oh, the forum is messing up my drawing :-(

So? What are you planning now? Ask the building authority if an easement is necessary? Ask the neighbor if an easement is possible? Don't ask anyone and just build? Garage 3m away from the boundary? Garage buried 1m in?

We will first discuss it with the site manager who also built our house. Simply building and having the garage face east is out of the question (east is also directly the building boundary). Either lower the garage or ask the neighbor if necessary. Baulast means my neighbor and I go to the notary, who then records in the land register that the wall at his boundary is allowed to be 4m high??
