Hello everyone,

since in our thread about the shower ( ) there were also some comments about the general floor plan and I found them valuable to rethink some topics, I wanted to post the remaining floors here. I can already say in advance that based on the suggestions from [B] I have just drawn another alternative for the upper floor and bathroom, but we did not like it as much overall and actually consider the version attached below to be the most suitable for us.

Since the development plan and the building volume unfortunately offer little leeway, I am limiting myself to the internal floor plans. In principle, we could only build smaller; in the design, the building window is used to the maximum plus the bay window at the top of the plan, whose approval is still pending.

Requirements of the builders
Style, roof shape, building type: flat roof
Basement, floors: 2 floors + attic floor + basement
Number of people, age: 2 adults early 30s + planned children
Space requirements on ground floor, upper floor: 2 children's rooms approx. 15 m2, guest room/"multi-purpose room" for crafting etc. – except for the pantry, which is not absolutely necessary, the planning meets our requirements
Office: family use or home office?: both: evening family use and home office during the day
Guests per year: rare
Open or closed architecture: open
Conservative or modern construction: modern
Open kitchen, kitchen island: open kitchen visually desired; for aesthetic reasons, we have abandoned a partition because of odors
Number of dining seats: 6-8
Fireplace: no
Music/stereo wall: in the separate home cinema room in the basement, but does not have to be part of this planning
Balcony, roof terrace: roof terrace is specified by the development plan

House design
Who designed the plan: architect
What do you particularly like? Why?: all requirements were met (e.g., large entrance area)
What do you not like? Why?:
-The master bedroom could have been smaller, but that would not have brought any advantage in the floor plans and then it would have been
-We would actually have liked both children's rooms on the upper floor and office + guest/multi-purpose on the attic floor, which was not possible due to room sizes
-The kitchen planning will probably just work to fit everything in; the kitchen could be a bit bigger
Preferred heating technology: heat pump fixed

If you have to do without, which details/extensions
-Can you do without: pantry
-Can you not do without: the other rooms meet the requirements

Why did the design turn out the way it is now?
The architect prepared several variants based on our specifications and ideas and refined the preferred one over several iterations.

What is the most important/fundamental question about the floor plan summarized in 130 characters?
We are already very satisfied except for small details, but before finalizing, we would like to hear some other opinions or find possible mistakes that we have not noticed so far.

Think about whether dispersing the children's rooms is really sensible. If you already have a nice attic with a terrace, I would house the office/gallery plus parents' bedroom there in the medium term. The upper floor would then belong to the children and guest/hobby rooms when they are there. Two equally sized rooms plus a TV/craft/hobby room where guests can also sleep. Also the family bathroom on the upper floor. Maybe you can steal 2-3 sqm from the roof terrace so that a shower-toilet for you has room at the very top. The shower on the ground floor could then be removed.

Just a suggestion. I currently see in the upper floor/attic planning that the rooms have been planned where the space is best distributed. For family life itself, zoning would be more favorable. You do have space and floors.

But here, too, one could suggest placing the kitchen by the terrace. Basically kitchen and dining area nicely open to the garden, sofa and chill lounge where there is less daylight in the dark season. Why? Natural light in the kitchen and dining area all year round. Kitchen and groceries close to the terrace (barbecue, playing children, etc). You are actually more involved in kitchen and terrace during the day when the weather is nice outside. I don’t see a connection to the sofa. For that, loungers stand in the garden.

Do I understand correctly that in the corners of the "bay window" the exterior wall does not have a structural masonry shell, but consists almost exclusively of the insulation layer in front of the installation shafts? Are you buyers of an end-terrace house in a developer's row of houses or are you building as owners onto an existing row of terraced houses? Show the plot of land for it!

Yes, sorry, I was a bit stressed from returning from vacation :)

We are not so keen on placing the kitchen facing the garden, but we really liked the idea of the L-shaped kitchen plus an island and have already been busy drawing. I think with this and our previous planning, we will soon go to kitchen stores and then decide on one of the options.

Regarding the other layout (bedroom in the attic, both children's rooms on the upper floor, etc.), we also struggled and thought about it for a long time. Unfortunately, the building window does not allow more space in the attic and we wanted the bedroom near the family bathroom and especially from a perspective point of view, not to have to climb another staircase into the bedroom, which is why this solution emerged. But as I said, your kitchen idea really helped us a lot!
