Hello everyone,
here is another floor plan for constructive discussion.
Development plan/restrictions
Size of the plot: approx. 860m²
Slope: no, level ground
Building window, building line and boundary: see sketch
Edge development: garage
Number of parking spaces: double garage
Number of floors: 2 + basement
Roof shape: gable, ridge in east-west direction
Style: house
Orientation: in the attached sketches north is at the top, i.e. the house will stand "straight"
Maximum heights/limits: N/A
Further requirements: all requirements have been considered by the planner
Requirements of the builders
Style, roof shape, building type: see sketch
Basement, floors: 2 + basement
Number of people, age: 2 adults, 1 toddler, provision for up to 1 more child
Space requirements on ground floor, upper floor: see sketch
Office: family use or home office? both, thanks to KVM switch this is easily possible
Overnight guests per year: 5-10 nights
Open or closed architecture: rather open
Conservative or modern construction: rather modern
Open kitchen, kitchen island: kitchen island not a must, but probably sensible
Number of dining seats: 4 permanent, 8 for visitors (extendable table?), expandable with beer bench set for many guests
Fireplace: yes
Music/stereo wall: no
Balcony, roof terrace: balcony see sketch
Garage, carport: double garage with workshop
Utility garden, greenhouse: raised beds preferred
Further wishes/special features/daily routine, including reasons why this or that should or should not be:
See text further below
House design
Who designed it: planner from a construction company after several iterations
What do you particularly like? Why?: in our opinion, the plan is open and modern but still "cozy" and "comfortable"
What do you not like? Why?: in this iteration nothing bothers us anymore
Price estimate according to architect/planner: N/A
Personal price limit for the house, incl. equipment: N/A
Preferred heating technology: presumably air-water heat pump
If you have to do without, which details/extensions
-you can do without:
-you cannot do without:
Why did the design become what it is now? e.g.
Standard design from the planner?: no
Which corresponding wishes were implemented by the architect? All
What is the most important/fundamental question about the floor plan summarized in 130 characters?
After many iterations with several planners, we now have a design that we not only have no objections to, but really like and are looking forward to.
Does the community see it the same way?
The biggest points for discussion are certainly the "hallway" in the upper floor corridor and the balcony in general.
But these were two points we really liked and were therefore more or less fixed. So to speak our wish gimmick.
It should be noted that the garden will be to the south, behind the garden there is only a rarely used footpath and behind that (with a slight slope) a small stream and meadow. The view would therefore be quite nice.
Otherwise, the plot is located on a curve (street to the north), to the west is the neighboring plot with a boundary-built garage and also to the west a little-used footpath.
Life will therefore mainly take place south and southwest of the house.
