Good day everyone,

we are in the process of building a house and, after much back and forth, have decided on the floor plans. I would like to show you the plans and look forward to your factual opinions.
Please do not comment on the shape of the kitchen. We are currently in the middle of kitchen planning and it will definitely not be implemented as it is drawn in the plan.

The plot has a steep slope from north to south (there is an 8-meter difference between the street and the lower property boundary) and a slight slope from east to west (this is the street side, where there is a 2-meter difference). Only the tenant of the granny flat has access to the garden. Since the house turned out quite large, we decided to set up a granny flat in the basement and rent it out. There is a separate entrance to the granny flat.

It was important to us to separate the living room from the cooking and dining area, as we have three cats and I would like to buy a nice sofa without having to worry about destructive cat claws. Upstairs, a large hallway as a second living room was important to us. I am not a fan of TVs or computers in the children’s room.

There is no development plan. The garage will be built directly on the boundary.

Development plan/restrictions
Plot size: 630 sqm; plot is 18 m wide
Slope: Yes, steep south-facing slope.
Building window, building line, and boundary:
Number of stories: Basement/souterrain, two full stories, attic
Story height: 2.80 m
Roof type: 25-degree hipped roof
Style: Swedish house (timber frame construction)
Orientation: South

Number of persons, age: 2 adults and two children (not yet born)
Office: Home office.
Open or closed architecture: modern but rather closed architecture.
Open kitchen, kitchen island: large open-plan kitchen with kitchen island; living room separate
Fireplace: planned
Balcony, roof terrace: large balcony with access to the garden and small balcony at the bedroom
Garage: double garage

Hello, in this case cuts would be very helpful and: where would north be now? At the bottom of the plan?

Hello, yes below is north. All balconies face south.

Should the wardrobe on the ground floor be on the wall facing the garage? I find the children's bathroom on the upper floor too small.

Do I understand correctly that the main owner has a large balcony and the tenant of the granny flat has the garden? If that is the case, I would clearly swap the basement and the upper floor.
Then the children have garden access from their room, and the tenant on the upper floor gets a balcony.

Regarding the plans:

Basement:

- The living area of the granny flat is very difficult to furnish, the bathroom is extremely large compared to the rest of the apartment.

- Why is there another WC in "Keller2"?

Ground floor:

- You are already working on the kitchen planning. But something nice should be possible in that room.

- Is the living room really going to be furnished like that? With a room width of about 3.40, after subtracting the door, there are only about 2.50 left for the couch.
Our couch is 3.30 wide.
Just as a thought, it’s best to place the furniture with real measurements.

- How wide is the balcony?
As far as I can see, only the part with the "bay window" allows for a garden table to be placed, but that would block the access to the house. Since this is supposed to serve as the main terrace, I find that very unfortunate.

Upper floor:

- The master bedroom as a walk-through room is very inconvenient.

- I would probably make the bathroom a bit smaller and move the guest room further toward the top of the plan so that access is still possible. This way, the narrow children's bathroom also becomes bigger and easier to furnish.

I would be very interested in a cost estimate...

Hello,

so what I notice is 4 toilets, quite a lot? The separate apartment has a nice access to the garden and you only use the balcony?

Garage integrated in the house? Why not make living space out of it, probably cheaper than insulating the warm shell above/below/sideways.

The distribution of the bathrooms and technical room in the house worries me a bit. A lot of space is lost for piping.

Master bathroom very large / kids' bathroom too small? Overall, I find the upper floor and basement a bit convoluted.

I find the separate apartment very well designed.
