Is the budget including incidental construction costs? It will not be enough for all-in. Are the parking spaces permissible according to the development plan or regulations? Draw all the furniture to scale once. Dressing room, bedroom with corridor takes up a lot of space. Cloakroom is missing. More later.

Let’s calculate conservatively without much fuss:

House costs: €2,500 x 155 sqm = €387,500
Basement: €80,000
Additional construction costs: €50,000 (house from the developer or own? If from the developer, a few tens of thousands € of real estate transfer tax will be added).
Outdoor facilities at the beginning: €25,000
Garage (if not included in the 155 sqm): minimum €25,000.
Total: €567,500

Hello Acof,

you are of course right that the total sum was given somewhat thoughtlessly.

After further consideration, I realized that I gave the wrong living area because the area of the staircase was included. This is 5.94 sqm per floor. That means the actual living area is only about 143 sqm. Unfortunately, the first post cannot be edited.

Furthermore, the personal contribution is not taken into account, which I estimate as follows. I would be very grateful for feedback.



Explanation:
- We want to carry out the painting and flooring work (final finishing) ourselves.
- As an electronics technician for energy and building technology, I will only need the materials; the other work will of course be done at my hourly rate free of charge.
- For the garage and outdoor facilities, we will also put in a lot of effort and, if possible, avoid hourly wages for craftsmen by 90% (except for the garage roof structure).
I researched the savings from personal contribution on various websites online.

So far, I have found figures of up to €2,200 per sqm online; isn't that unrealistic?

I already tried to elaborate a bit more on the budget earlier, see post . If you still see any suggestions or errors, please be sure to correct them again.

Are the parking spaces permitted according to the development plan or regulations?
So far I have not found anything contrary in the building plan, what does something like that look like?

Please draw in all the furniture to scale once.
I have to elaborate again in more detail in the next few days. But with the current measurements + buffer, we have seen our furniture well in the house.
Dressing room, bedroom with corridor takes up a lot of space
Yes, that’s true, that was what the better half wanted. It’s hard to refuse. And a reduction by the area of the dressing room will not really bring much. Because the layout of the rooms and house would then no longer be feasible.

Wardrobe is missing
The wardrobe is just not separately indicated, it would be possible in several places on the ground floor. Marked in green.
