What happens if it becomes €550,000? Do you have equity available for unforeseen things?

We of course also hold some equity (in a savings account and portfolio). But if it comes to 550k, we can still manage it. Nevertheless, with proper planning and careful price calculation, it should not come to that. The plot of land is already paid for, as well as the notary and property transfer tax. Suggestions on which costs we may not have considered yet would help us here? Best regards Sascha

Just took a quick look. It pinches in some places. I don’t understand cooking at all, food is squished… And what does the "wart" have to do with the L-shape?

Dressing room is fine, but it should be arranged so that the parent accesses it through the dressing room. Two rows of wardrobes do not fit at the dressing room depth. Window is also missing.

If you draw in furniture, consider movement spaces. For example, 80 cm between table edge and wall for comfortable seating. Comfortable passing by is not possible when someone is sitting.

Try to plan a laundry chute.

2,200 euros construction cost for Bavaria is very ambitious at the moment. I would expect 2,500 euros.

Once a year or 20 times a year? This is usually not allowed. The question is how many parking spaces you need to provide. Is there a site plan? The uploaded plan is just a cluttered picture – where is your property? I don’t see that. The south side looks sh.., not nice! For Bavaria, I would use €2500. You can deduct as much as you want: when calculating per sqm, the entire area counts, not according to living space calculation. I’ll put it this way: office on the left, WC on the right, living room on the left, kitchen on the right, and somewhere in the middle dining and stairs is not the art. Planning is somewhat more intricate – if I come across such a strange bedroom layout (I can’t even think of a question like what you had in mind), then I start over. For more details, measurements, furnishing, and a site plan of the property are missing.
