Are there problems with the size of the utility room if washing machine, dryer, technology, and storage space are to be accommodated?

I never understand why living rooms are planned so tiny and dining areas so huge. A table for eight people but a sofa for a maximum of three? That doesn’t make sense to me. And maybe it’s because I dealt with morning sickness for a long time and with the kids, stomach flu viruses visit more often than the parents-in-law – the toilet would be way too far from the bed for me. I’d rather plan a getaway route style. :)

9 sqm for the living room and almost 32 sqm for the dining area,...? Especially during longer dinner parties, sooner or later everyone ends up on the sofas with us. As a family, we also live in the living room and not at the dining table.

The site plan lacks information on roads and other developments. Therefore, I cannot imagine how the house and the garage will be accessed.

That is correct, the living room is really small in comparison. I think with the open layout you are not tied to the shown furniture placement. The sofa could also be moved further towards the dining table. Very good point regarding the distance. We have to rethink that. Important information forgotten, it is a new development area. It is currently being developed. I have accordingly supplemented the site plan with the draft plan for the development.

Garage on the street. Is the garage/carport allowed on the neighbor's boundary? Is a distance to the street required?

The idea of placing the two bathrooms on top of each other is commendable but architecturally the implementation is nonsensical. It can be done better, at least more advantageous for the living room.

With your square meters, you are quite generous. Then the budget is not sufficient.

It can be smaller and much better. Then it could also fit the budget. Are 2 children planned?
