House Design
Who designed the plan: mix of construction company and self-conceived.
What do you particularly like? Why? We are very satisfied with the upper floor especially regarding the arrangement of the rooms and room sizes. An L-shape in the ground floor for the living-dining area is favored.
What do you dislike? Why? I am still somewhat undecided about the ground floor as the office on the ground floor should also be used as a guest room, but it seems a bit small for that, although a 1.40m pull-out couch would probably fit.
Price estimate according to architect/planner: 275,000
Personal price limit for the house, including equipment: 300,000
Preferred heating technology: air-to-water heat pump or geothermal heat pump

Why is the design as it is now? e.g.
We have looked at many model houses and construction companies so far and consulted, and mostly kept coming back to a floor plan of this type because we wanted an additional guest/office room on the ground floor. We saw the upper floor almost exactly as drawn in a model house and only enlarged the bathroom somewhat and slightly offset the dressing room.
So I hope I have filled in the most important things for now. I am open to any changes; as said, the L-shape should be maintained in the living-dining area.
What still concerns me a bit is the placement of the possibly necessary outdoor unit of the air-to-water heat pump, which according to the development plan must be at least 10m away from the nearest neighbor, but with the current plan would be directly in front of the house or on the side in front of the carport.
After a long selection process and several offers, we are currently still favoring Gussek Haus, Helma, and Elbe-Haus, which we could realize the house for roughly the price. The tendency is currently towards Gussek Haus because although it is a prefabricated house, we quite like the hybrid wall and the clinker facade as well as the price/performance ratio. But nothing is decided yet, the plot will only be developed at the beginning of next year and construction start from summer 21.
