House Design
Who designed the plan: mix of construction company and self-conceived.
What do you particularly like? Why? We are very satisfied with the upper floor especially regarding the arrangement of the rooms and room sizes. An L-shape in the ground floor for the living-dining area is favored.
What do you dislike? Why? I am still somewhat undecided about the ground floor as the office on the ground floor should also be used as a guest room, but it seems a bit small for that, although a 1.40m pull-out couch would probably fit.
Price estimate according to architect/planner: 275,000
Personal price limit for the house, including equipment: 300,000
Preferred heating technology: air-to-water heat pump or geothermal heat pump

Why is the design as it is now? e.g.
We have looked at many model houses and construction companies so far and consulted, and mostly kept coming back to a floor plan of this type because we wanted an additional guest/office room on the ground floor. We saw the upper floor almost exactly as drawn in a model house and only enlarged the bathroom somewhat and slightly offset the dressing room.

So I hope I have filled in the most important things for now. I am open to any changes; as said, the L-shape should be maintained in the living-dining area.
What still concerns me a bit is the placement of the possibly necessary outdoor unit of the air-to-water heat pump, which according to the development plan must be at least 10m away from the nearest neighbor, but with the current plan would be directly in front of the house or on the side in front of the carport.
After a long selection process and several offers, we are currently still favoring Gussek Haus, Helma, and Elbe-Haus, which we could realize the house for roughly the price. The tendency is currently towards Gussek Haus because although it is a prefabricated house, we quite like the hybrid wall and the clinker facade as well as the price/performance ratio. But nothing is decided yet, the plot will only be developed at the beginning of next year and construction start from summer 21.

What immediately strikes me is the small technical room. What all needs to fit in here besides the heating system/water/softening/possibly ventilation/electrics)? Washing machine and dryer? Where do you want to hang your laundry in winter? (not everything can always go in the dryer). Vacuum cleaner, cleaning supplies,... (you have no storage room/pantry on the ground floor).

The air-to-water heat pump must go into the technical room, as well as the ventilation system, washing machine, and dryer. According to the consultant, that should be sufficient in size. Good question, cleaning supplies etc. could surely be stored in a cabinet in the study. My better half also wanted a pantry, but I think there isn’t enough space for that; anyone with an idea on how to fit it in cleverly is always welcome. As an alternative floor plan, we had the one given here. I like it better, but it no longer allows for a guest couch in the study. We will probably have to make some kind of compromise there.

And where will the fuse box go (space must also be left in front of it, I think about 1 m), the multi-utility entry, since you don't have a basement. I would get the dimensions of all the devices and then plan everything through (possibly with minimum distances).

Good question, I can bring that up again at the appointment tomorrow to see if and how everything fits then, thanks for the hint.

The utility room also seems too small to me. If you don’t have any other storage space in the house, quite a bit has to fit in there. Vacuum cleaner + nozzles/broom/mop, cloths, cleaning products, possibly tools, detergent, laundry sorting, ironing board, ladders, pet supplies (?), provisions, ....

Also, personally, I wouldn’t like the direct view of the toilet from the bathtub. But maybe I’m a bit picky about that.
