I did not say that it looks bad, quite the opposite.
But inside you simply cannot benefit from natural daylight. I just wanted to point that out.

Unfortunately, the development plan is only available in quite poor quality. But that doesn't matter for now: There are precedent cases in the same street (also recently approved positively), in which the building envelope was exceeded significantly more generously. We are therefore quite optimistic in this regard.

Demolition offers have already been obtained and calculated at around 30k.





Very interesting thoughts about a cantilever without insulation with insulation baskets vs. insulated + the tip to slim the attic despite insulation. We have not considered this level of detail so deeply yet (both concepts were, however, known to us) – but we will take the thoughts with us and speak again or have a narrower attic visualized once more.

Good idea with the three small windows in the upper floor – we will also have that shown to us in a 3D model. Also very pleasant the warning not to solve this only with color (but plastically). I don’t like these windows often associated with quite colorful colors (or gray) at all (but it seems to be a current trend?)




The question whether wide eaves look good or bad for you here is not quite clear to me yet ;) We will read through the mentioned threads.




We will add some better info about plot size / dimensions. I won’t manage that today anymore.

We really do not want or need a bathtub. 4 windows in the bathroom is probably a wrong interpretation – two of those would be the stairwell lighting. The corner window surely polarizes a bit... we find it quite cool at the moment. But it could possibly be broken up at the corner with some wall into two windows.

Thanks for the tip about the staircase... that has not been questioned so far. We will consider it.

I find the design suggestions quite likeable. I thought you had made the 3D visualizations yourself (?) Smokey eyes went out of fashion already three years ago (and the red pseudo-accent areas even earlier). By the way, corner windows are also already declining, but so far only few have noticed this trend... ... wide-brimmed parapets will soon follow – but that was a value-free remark from my side. It only referred to the look of the building in terms of its architectural fashion classification. Personally, I would never think of putting a freshly built house on the plot that appears “fake retro” like a modernized forty years old. To my recollection, the robber had at least four threads. Before I would start with a demolition on a private home, the existing building would, as mentioned, undergo an examination to see what is still usable. Material mix will come back by the way (but it will take a few more years). Glass blocks too, but no longer on the outside.

The 3D visualization was done by friends of ours. The renovation of the existing building was examined very thoroughly (and applications for BAFA and KfW subsidies were even submitted last year) – with the current decision being that it is not worthwhile. That’s why the new construction. However, there are some glass blocks available, and they seem a bit too retro for us – despite knowing that they will come back again. But it would be an opportunity for anyone who missed the Bitcoin trend to snap up used goods cheaply here with us – the parts could reasonably be expected to be worth at least as much as gold in a few years.

I always consider it in two parts: above ground and underground – and if the verdict for above ground is demolition, that does not automatically apply to underground. Above ground, there are two philosophies with correspondingly different conclusions: the ecological prioritizes avoiding transformation, whereas the economic recognizes that the value of the shell is overestimated and that gutting the building also incurs effort. A basement usually turns out to be a gift horse: you save on deep demolition and at the same time retain utility rooms, house entries, and storage spaces. Ideally, you only need to close shut-off valves and can skip disconnection and reactivation of connections. If the horse’s mouth shows no rot, this base can often be excellently reused. Unfortunately, architects usually have to become all the more creative the more old substance is to be preserved – but the result often ends up on the covers of architecture magazines or at least in building society member newsletters.


*LOL* as a glass block influencer, however, I would be misunderstood; I don’t see them as real insider assets, they won’t skyrocket. But they won’t be sniffed at anymore in the drawer labeled “grandpa’s rubble heap.” As room dividers in loft-style apartments, they haven’t convincingly succeeded (and won’t in the future for weight reasons either). But they offer good qualities as garden room dividers around patios with the combination of “light permeability and privacy.” On the financial market, in my opinion, they would still be duds, so not a suitable refuge currency ;-)

However, I could be wrong, and they could sweep away gabions and leopard-print welded wire fences practically overnight. That would, in my view, be a welcome turning point :)
