The problem with this "concept" is that we also like to have game nights where we'd prefer to sit at the big table.

And I can't understand that. It is definitely possible to just plan a floor plan haphazardly. Of course, it may be that it then doesn't fit 100% when the development plan is finalized, but then you might adjust it a bit.
If I wait until the development plan is set, then I have no time left for anything else.
If push comes to shove, I just can't take this property after all.
I don't have to build any house at all costs.

You have not done many overall floor plans yet. That is exactly what is difficult when you first have a floor plan and then have to adjust it.

And, between 10x10 m external dimension and 11 to 12 m internal dimension, there are quite a few extra square meters hidden.

That's just how it is. If it doesn't fit, it will be made to fit.



I meant internal dimensions! So far, I have only planned the floor plans with internal dimensions. I don’t yet know how thick the individual walls and ceilings will be. By the way, that also depends again on the floor plan. ;)

what? the wall thickness depends on the floor plan? no! i believe you have only been occupied with your furniture and the smart home for the last 2 or 3 months. but what is much more important at the beginning is to be clear about which wall construction i want or have to choose (also keyword [kfw]) here, for example, it already becomes clear which wall thickness the exterior walls will probably have. what soundproofing do i have to and want to achieve, both inside and outside, because who wants to move into a new home and then not hear the neighbors fart but the wife or kids instead ;) ?

once the building window and wall thicknesses are fixed, THEN you can plan the floor plan.

as my predecessors already said: you are putting the cart before the horse ;)

Whether the wall is a bit thicker or thinner does not matter at first for the room layout.

Yes! Because depending on the floor plan, electrical, water, and ventilation systems are planned. This in turn can affect the structural engineering and therefore make the walls and ceilings thicker!
Certainly, the wall thickness mainly depends on the construction method, insulation, and soundproofing, but not only on that. And as already said, that does not matter at first when it comes to knowing how I want to arrange the rooms relative to each other.

Then take the graph paper and pencil as said and sketch out a rough room layout. You don’t need a computer for that, and no specific measurements yet.
