Oh… the kitchen is used less often than the office for 24 hours a week at your place? I thought the 81 refers to a life-experienced vintage.

It seems to already be planned and practically ordered..

But I sit in the home office for 8 hours and I am not in the kitchen for 8 hours.

Yes! You are supposed to work in the office and not bake in the sun... the blinds are always closed then. But your partner and future children will spend exactly those living hours on the ground floor in the kitchen, dining area, and garden. And hopefully you too (on weekends) or whenever. I have experienced many misconceptions here, but I am actually sure: an office in the south is very rare. p.s. If you don't want your child to smoke, then smoke yourself. Children usually try to find themselves and separate by not imitating their parents, rather the opposite.

The kitchen is a disaster, everything falls off the side of the mini-mini island, not to mention the pan whose handle sticks out, and you nervously scrape the omelets off the floor.

I am completely working from home and would definitely not want to have the office in that spot! When I work, I have no time to look out the window and enjoy my garden. When the sun is blazing in summer, I would no longer feel like working. And if children are added who like to play and romp a lot in the garden, then the view of the green idyll with the window open (and also closed) is gone. Concentrated work, phone calls, and online meetings would be impossible if someone is constantly standing at the patio door because they want to quickly ask or say something... Children do not care if you are currently on an important call when they have fallen and need comforting, or when they urgently need to tell you that they did a somersault because you are practically sitting right next to them. From experience, I can say: for home office, the only solution is to close the door and disappear out of sight!

I find the kitchen island absolutely impractical in terms of size, I agree exactly with . With the arrangement of the living room with the TV on the office wall, you can always darken the room because the light coming in is disturbing, even when it is not summer. Unless you only watch TV when it’s dark.

The kitchen is small, but not complete rubbish. It has been worse before. Otherwise, the living area would feel a bit cramped to me.


Provided it is a plot facing south. An office facing the garden (usually south) is rather rare, because that side is usually used for the living room and kitchen. Still, it's nice to be able to look into the garden.


Seriously? I hope that’s not the case. I see it more like the cigarettes will just lie around and the kids will quickly take some, lowering the threshold. But okay, different topic. Starting with such s***** so that potential kids don’t start, I consider a bad piece of advice.
