We want a hip roof house with 2 full floors, without a basement. The building site is a south/east slope (1.6m drop over 10m). Next to it are utility buildings, the house of the parents-in-law. The heating will presumably be a shared wood chip heating system, which means I only have a buffer storage tank in the house. So far we have 2 children; the spare room on the upper floor is primarily for storage, optionally a 3rd child's room. Bicycles, garden furniture, etc. can be stored in winter in the existing utility building. On the plans, the bottom left corner is south. Please provide criticism of my self-designed floor plan

Thank you for the quick and interesting critique:

[*]I created the plan myself and had it drawn by a planner.
[*]The staircase goes in the other direction, precisely because the space underneath is to be used as a large wardrobe, so there is also no problem with the office door.
[*]Larger sliding door into the living room – unfortunately, then I lack space for a large corner bench in the dining room. There should also be a fireplace in the dining room or living room...
[*]Kitchen: Only a few wall cabinets are planned, but with some ceiling height.
    [*]Fridge next to the pantry.
[*]Pantry: I am aware of the window issue, it is still being considered. The same applies to the general necessity of the pantry. Otherwise, I would have some tall cabinets there.
[*]Living room: Corner sofa at the bottom and left, TV at the top, storage on the right. I agree, furnishing is difficult and not yet thought through.
[*]Technical room/kitchen/toilet/bathrooms are intentionally grouped together. I find that sensible. The small bathroom is for the kids, of course it still needs to be planned, but now in the apartment 4.2 m2 is also sufficient and the washing machine is also in there.
[*]Missing storage space if there is a 3rd child: yes, you are right. Then there just has to be a large wardrobe in every room.
[*]Parquet in the office: not yet decided, it’s just shown like that in the plan.
[*]Technical room is for buffer storage tank, washing machine, dryer, large sink, spare shower.
There is also storage space in the existing utility building, otherwise we would also make a basement. Currently, there are no space-consuming hobbies (reading, PC...). The whole 175 m2 house is room to romp. There will also be a large wardrobe in the office, e.g. for vacuum cleaner, ironing board... I try to divide the necessary things across not too many m2, eventually the kids will leave home... Our actual plan was a 135 m2 bungalow, basemented, with entrance, garage in the basement. Unfortunately, that is already 50,000,- more expensive finished-ready than this variant. We will have everything done, no own work, therefore the costs easily explode if you are too generous with the m2.
Thank you very much for your critique!

Hello,

so I really like the floor plan, I would have made similar comments to my predecessors in some parts:

The living room would be too small for me if it is not somewhat more open to the kitchen/dining area, for example through a larger door/opening.
I think I would let the doors to the WC and technical room open into the rooms.

Does the staircase really need a door? It's already a hallway/entrance area and there are already doors to all other rooms...

What I'm really not sure about is the orientation, especially of the ground floor! You say it is a south-east slope! So do you mean it slopes down towards the south-east? Is there perhaps even a view there, or at least a sense of openness? Because exactly the unused rooms are oriented in this direction if the lower left corner on the ground floor is south! Generally, it would make more sense if the upper left corner would face south? Maybe it's just mixed up? The same applies to the upper floor, which is rotated again! Is the upper left corner really south here? It would make more sense (if the location is really as I imagine it) if the upper right corner faces south! But of course, it also depends on how the property is cut, where the garden is and where the street is...

Best regards,

Yes, the property slopes to the southeast, but there is also the street there, so no special view. The sun is more important to me in the dining area than in the living area (TV). Straight ahead (southwest) there is also a neighbor (about 70m away). The property will then be leveled in this direction in order to have a flat terrace from the dining room and living room. The WC door must, according to the law, open outwards for us.

Oh, I see, all clear! Then the house is well oriented! As I said, it just depends on the specific plot situation!

Really, is there a law for that? Where? Our WC door in the house will open inward, as well as the one in my parents' house and in our current condominium...

Best regards,
