House Design
Who designed the plan: Planner of a construction company
What do you particularly like? Why? – nice dining area, straight staircase
What do you not like? Why? – hall/entrance area, too little space for shoes/coats etc.
Price estimate according to architect/planner: 500,000 EUR
Personal price limit for house, including equipment: 550,000
Preferred heating technology: air-to-air heat

If you have to give up, which details/features
-can you give up: would like a 250 m2 flat roof villa. I give this up
-can you not give up: large office on ground floor, large living/dining area

Why is the design as it is now?
Planning by house seller according to our desired specifications

What is the most important/fundamental question about the floor plan summarized in 130 characters?
The plan is a first draft. The following changes are already clear: utility room and guest room will be “switched,” so that door faces entrance hall respectively. Partition wall in master bedroom will be removed. Rooms on upper floor will be mirrored. Kitchen is not fully drawn on the plan, should of course run over the entire available area.
The staircase should be built closed with closed storage underneath, the staircase should be moved slightly backward.
Main questions: Is the floor plan fundamentally sensible, is too much space “wasted,” if yes where? How could we achieve a more spacious entrance area with the possibility of a wardrobe?

What is the HAR appendix above the guest toilet for? Nonsensical.

The kitchen has clearly too little storage space. You don’t want to store supplies in the HAR.

In the upstairs bathroom, you constantly walk into the tub and have to walk all the way around everything to get to the toilet and sink. It’s impractical because these are used more often than the bathtub.

The hallway upstairs will be very, very dark...

I don't understand why the staircase should be in the middle. It only brings you disadvantages. Everything is dark and you waste valuable space.

Let's start: which plot is it? What orientation? Should it be the one with the arrow 170? Then the utility room/freezer has the best orientation to let the sun into the house… and brings me to the statement: wrong house on the plot.

I just say, "192 sqm, but no wardrobe." If the hallway/stairs were properly planned, a wardrobe would be possible and the dining room extension wouldn't be necessary either. Ergo: more space, lower costs. But first, the questions from ypg have to be clarified.
