160 m² - unclear how your equipment wishes are expressed.. but with 400 T€ you should be able to manage (without land). 250 T€ for the house, 60 T€ for the basement, 45 T€ incidental construction costs, 15 T€ kitchen, 30 T€ for garage, painting, flooring and second staircase? ^.^ Unclear if this helps you further, but it should feel right. Ask a construction expert.

In my opinion, you will only manage this if no major additional foundation costs/surprises occur and you keep control below the specification level. EUR 400 will be due for the house - in the turnkey variant - along with a masonry garage (without basement) and medium equipment (I have not yet included the favored aluminum windows). In addition, the typical additional construction costs, the costs for painting and flooring as well as reserves for extras come on top. A "bit" of access path and preparation of the parking space is certainly okay; however, there is no margin left in the total budget for this.

Thank you for your assessment. The 400T are, according to the offer from the developer/architect, all inclusive with plastic/aluminum windows without a basement garage. The costs for painting and flooring are also included. The typical incidental building costs, of course, are not. Fair price?

Building expert already said it - be vigilant and prepare for additional costs if necessary - he will not give you painting and floor coverings for free.
