Maybe it’s better to position the house with the short side facing the street? Then the space that’s a bit uselessly lying around in the living room could, for example, be invested in a pantry. The children's rooms upstairs would have a reasonable size, each with almost 12m².

I'm just wondering how you manage to fit the half-landing staircase in there. We have the same dimensions and no utility room, but due to "lack of space" we can't fit a half-landing staircase anymore. The half-turn staircase would also add 80cm of landing depth.
I'm confused and a little jealous.

No, it is not a landing - my program cannot draw a spiral. Sorry for the confusion.

If the parents were content with a 3m closet, one could also consider maximizing the full width and go for 11 x 8.25m. Then the children's rooms would really have a decent size. However, the bathroom drainage would be above the kitchen - you would have to ask the planner about that.

Besides, then it would be quite a small bathroom for everyone. But the one downstairs is respectable again.

I also can't say whether the arrangement with the stairs and the utility room makes sense - maybe it would be better to move the wall completely next to the stairs for the sake of aesthetics.

OT: what confuses me right now is the garage width. On the internet I find garages for 1 car with 2.85m width. How is that supposed to work? A normal car is already 1.85m wide. I also have walls with at least 10cm, right? Then I have 40cm on the left and right to get out? Is that normal?

Given the limited square meters, family planning with 3 children should really be quite certain. It would be really frustrating if, in 10 years, it turns out that in the end there were only 2.
