My words exactly. 140 sqm, which due to the utility room is actually only 132 sqm, is more than questionable for 5 people. If it then has to be a 1.5-story house, you can forget the whole thing anyway.

The only thing that is pretty certain is death. We were at our neighbors yesterday. They have a huge house with 2 children's rooms. Unfortunately, there will be no 2nd child, which was unforeseeable 2 years ago during the planning.

No, that a townhouse has 2 full floors is pretty certain, I think. However, you can't really call it a cityvilla.

Well, we also hoped for two children and built accordingly. Now we have none at all.
That's life.

But if the space is actually only enough for four and planned for five, it inevitably gets cramped. Then it is very frustrating when it turns out to be only four because you spend your life cramped for nothing.

The typical Bauwich prefab garage has 2.98 m minus 8 cm wall thickness = 2.82 m interior width. My steel garage has 2.90 m interior width. It was comfortable for an F355, it is for a W124 as well, and in the Agila the rim rack can even stand next to the driver’s door. Zero problem. That’s why I say Instead-of-Villa

Bravour 130 from Fingerhaus might also be good for inspiration. The 2 children's rooms upstairs are said to have 13.84m², the one downstairs 11.52. However, I don't know how they manage that with external dimensions of 9.08 x 9.08. Possibly the wall thicknesses play a role.
