Attached are the floor plans of our planned single-family house. It is going to be a city villa with 135m². We are 4 people (children 1 and 3 years old) and need a study. Therefore, the ground floor is somewhat compact, which we are aware of. We are building with a general contractor, solid construction, Poroton, and without a basement.

Important to us were large children's rooms, an open kitchen, a bathroom with a shower on the ground floor, and a staircase that is not next to the door. The dressing room on the upper floor will become a storage room, but only the door will be moved there. Additionally, we use the space under the roof to store some rarely used items. We have placed the front door to the side; originally it was on the south side, but then the hallway was very long and narrow.

A double carport will be located northeast beside the house and door. The driveway is from the south, and the garden will be in the north. There is a small slope with trees, so from the living room we have a nice view of the greenery, even if there is less light.

phew, compact is a good description.

- HAR with <5m² and window - what kind of technology is supposed to fit in there? Is there still space for a washing machine & dryer?
- The hallway will probably be quite dark
- where do you want to store shoes and jackets and whatever else is needed for the wardrobe (umbrellas, gloves, hats, scarves) for 4 people?
- WC has a shower, correct?

Personally, there would be too little storage space for me. Is there at least a tool shed or something like that? But that's also a matter of adjustment.

A heat pump and a washing machine with dryer (stacked) will go into the utility room. Besides the power distribution box, what else will need space? I lack "experience" from practice here, that is, having seen similar rooms myself. We still have floor plans from other providers (which we don’t like as much), and their utility rooms are not planned any larger either. We are also considering a wardrobe, probably on the side of the stairs. The WC on the ground floor has a shower, hence the recess in the utility room. The carport will have a storage room about 3x6m for garden tools, bicycles, car tires, etc.

...but have you at least visited a model home once???
And are you currently operating a washing machine? ... with laundry basket, drying rack, ironing board...
Where do you store your tools, light bulbs, batteries, plant stuff, empty jars, full cans, kitchen appliances? What the kitchen and hallway do not offer must be made up for by the utility room... yellow bags, empty glass, beverage crates!

And a question from me: why is the house pushed so close to the street edge?
And don’t come at me now with the statement: so that we have a big garden at the back.
Several meters at the back don’t stand out, but up front it gets pretty tight and not exactly comfortable or nice... I don’t really like the room layout, I miss the orientation according to the position of the sun. I consider the utility room and WC in the south unnecessary and pointless.

I see it the same way as the previous speakers: it will be tight and there is a lack of storage space, which you especially need with two small children (seasonal clothing, decorations, supplies, toys, tools, etc.).

It would also bother me that I first have to drag the groceries through the living/dining room to get to the kitchen. Usually, you don’t take off your shoes for that because you want to carry and unload the heavy boxes in one go, and so you drag dirt through the entire living area first (our kitchen is located directly to the left of the house entrance, which I find very practical).

Have you already furnished your floor plan realistically? If not, I would definitely do that at least once and above all also think about the kitchen layout (for example, I could imagine that if you plan a breakfast bar for sitting in the kitchen, it could then become tight with the dining table).

Yes, we already have it furnished, that fits. We have also planned the kitchen at the kitchen studio. The dining table goes right in front of it, so we don’t need a counter.

House squeezed onto the street? Why, there is 3m of space here or is that still too tight?

Regarding storage, we still have a storage room under the concrete stairs, I forgot to mention that.
