Hello everyone,

I want to build a fairly compact house that can possibly be separated in the future. That means the ground floor and first floor would be separate living units. The utility room should then serve as a room, if it comes to that.
For now, of course, the entire house will be used. On the first floor, there will be 2 children's rooms, 1 master bedroom and a bathroom with bathtub / WC / shower. A basement is also planned. There will be a boiler room, storage room, workshop and possibly a fitness/office room.
I have uploaded the plan for the ground floor. It will be built with 42.5 bricks outside and 17.5 inside.
I’m curious about what you think of the room sizes. Is it too compact? Is the kitchen too small? The hallways too narrow? The stairwell too narrow?
Thanks already for your help.
Best regards
Bernd

Not really tight in terms of dimensions (except bathroom and pantry), but it’s not generous either. But looking from the kitchen into the bathroom is not really popular for most, also always going through the kitchen to get to the living room ... The pantry is useless, at least just a waste of square meters, and the toilet is a no-go as the main toilet for older people, probably avoidable as a second toilet. The hallway would be too narrow for me as well. But windows are also a must? Regards Yvonne

If it stays like this, I would completely leave out the drywall, then it looks more spacious and open, and swap pantry/toilet with each other.

Thank you for the quick answers. So windows will still be drawn in. I have also already considered swapping the WC/pantry. But I think the corner in the hallway, which is in the area of the WB and the wall unit, could be a good place for a telephone cabinet or a flowerpot. That way the hallway doesn’t look so bare. As for the kitchen, that is true. But you pass by the kitchen. So it's not a big deal. What do you generally think about the room sizes, the layout, or the floor plan of the ground floor? Best regards

Maybe first create a proper floor plan before moving on to the decoration?!
