Hello everyone,

I have been quietly reading here for some time and collecting tips, and now the house construction is becoming more concrete for us! Therefore, I would appreciate tips and suggestions, as we are beginners and afraid of overlooking something.

Here are the details:

Development Plan/Restrictions
Plot size: 785m²
Slope: no
Floor area ratio: 0.4
Plot ratio: 0.6
Building window, building line and boundary: normal distances, see picture of the plot
Edge development: garage will be built about 1m away from the property boundary, which is permissible
Number of parking spaces: 2 per building
Number of floors: 2
Roof shape: no specification
Style: no specification
Orientation: no specification
Maximum heights/limits: max. eaves height 6.5m
Further specifications: none

Requirements of the builders
Style, roof shape, building type: modern, tent or hip roof, city villa
Basement, floors: no basement, 2 floors
Number of people, age: 2, both 31 years old
Space requirement on ground and upper floor: 150m², large living/dining area, guest room, 2 bathrooms
Office: family use or home office?: office in guest room for occasional use
Guests per year: rare, only at holidays
Open or closed architecture: open
Conservative or modern construction: modern
Open kitchen, kitchen island: still uncertain, either open or with glass sliding door, no dining table in the kitchen
Number of dining seats: at least 6, extendable to 10
Fireplace: yes

What do you particularly like? Why?
- guest bathroom with shower
- large upper floor, large children's rooms

What don’t you like? Why?
- kitchen too small

If you had to do without, which details/extensions:
- could you do without: children’s rooms could be smaller
- could you not do without: garage, utility room, guest room

This is currently a planning status where the window positions are not yet final. Window positions and exterior views will be done in the next step. In addition, a fireplace should still be installed on the west wall between living and dining room.

I would still appreciate your initial opinions and ideas on how to make the kitchen larger. At the moment, we are at about 152m² and do not want the total to be bigger.

Personally, the bedroom would be too big for me. Keep in mind, you are only there to sleep and there is nothing in it except the bed.

Utility/technical room very small, especially since you don’t have any storage space on the ground floor. A wardrobe is missing; with 4 people, quite a lot accumulates. Rearrange the upper floor and integrate a small utility room there. The bedroom/dressing room is quite large, and you can probably take away 1 sqm from the other rooms as well.

What ceiling height did you have in mind? In the design, the staircase is actually covered by 2 steps + landing. If I were you, I would ask the architect to show me a cross-section that shows the ceiling height at the landing. With normal ceiling heights of ~2.50, it gets pretty tight to impossible. But that's actually the specialty of How do you want to furnish the living room? Like it's drawn in there, hardly, right? If you put the couch on the right side of the plan, I could imagine that there might be a problem regarding the TV's position (because of the window on the left side of the plan).

explain the hallway: is that really supposed to be a double landing staircase? And is it closed or open?
Where have you planned your wardrobe?

I spontaneously thought that you could easily do without the horizontally planned wall of the kitchen. If the staircase is closed and there is a wardrobe somewhere, the hallway is completely useless!
I don’t really like the two-part hallway. How wide would the legs be?
There are too few proper storage areas. I see potential in the upper floor if you give up the wasteful T in the bathroom.

But maybe you should just think about a staircase that doesn’t take up so much space.
