Floor plan design of a city villa with approximately 150 sqm without basement

Hello,

we are planning a town villa with approximately 150 sqm of living space, without a basement.

I created the sketch in Powerpoint and roughly estimated the size of the rooms. What do you think of the room layout? What do you like and what would bother you? What should we definitely keep in mind?

A site plan should always be included with a spatial layout sketch!

Basically, I find the layout quite good. Downstairs on the ground floor you have a very large "entrance hall," which naturally creates a spacious and inviting impression as soon as you enter, provided it is designed accordingly. Your living room, with "only" 17 sqm, could become a bit tight, don't you think? In the kitchen, through the pantry solution, you are naturally committed to a two-line layout, which has to appeal to you. It is meant to be quite practical for working. A U-shape is no longer possible... But a plan with exact measurements would be even better so you can see how everything fits more clearly. And of course, a site plan with the cardinal directions.

I do not like the kitchen solution at all. I would move the WC to the side of the utility room – if only technology is supposed to go in there, then the room can be made a bit smaller. I would add the current WC to the pantry. That way you would have much better possibilities for a well-functioning kitchen. A storage room under the staircase landing provides additional storage space. I find the solution with the laundry on the upper floor quite clever if everything goes into the dryer or is to be hung in the room – otherwise, the way outside would be too far for me. I would put the dressing room in the bedroom on the other side of the room – right by the door, so you don’t always have to walk through the bedroom. Otherwise, I don’t find the approach bad at all. You just have to keep in mind that the external dimensions might become a whole lot bigger if the room sizes are to be roughly maintained. Because a line as a wall of course doesn’t work ;-)

Does a plot of land already exist? Without one, it is difficult to assess whether the floor plan could fit.

Since there are two children's rooms, I would extend the WC on the ground floor with a shower.
The kitchen solution is not very practical. Should it be a closed kitchen?

Do you not need an office for writing tasks, PC and so on?

As already mentioned, without knowing the property, without cardinal directions, and without concrete measurements, it is not very useful to say anything about this. In addition, there is still the question of what type of development is permitted ([Grundflächenzahl]).
