No, we always say – under 3,000 €/m² doesn’t work with the construction company. Small but important difference. And besides that, the OP asked how it can be done cheaper. And really cheap is possible, for example, with masonry or similar – labor costs are the biggest part there Especially masonry is one of the easiest tasks for many laymen. Crude motor skills. Laying vinyl or painting walls? Oh, come on. That’s almost normal with every house construction.

Many houses today are no longer built with bricks, but glued. And almost anyone who can use a spirit level and stretch a string can do that. You have the first row laid for you, as it is actually mortared. And you glue the rest yourself. How could you do that wrong? For electrical and plumbing work, you need a specialist company. But any electrician will let you chase the walls, as they don't like doing that. The same goes for laying insulation and the pipes for underfloor heating.

When I look at the floor plan and also read what cannot be given up, I wonder what the actual focus is.

For me, the huge basement is an eyesore when I look at the floor plans. I would rather invest in the living spaces where you spend several hours daily than in dark and cold basement rooms. Why is there still a basement under the garage? That is not clear to me.

I also find the exposed roof structure out of place here. In addition, it costs extra and serves purely for aesthetic design. Is that really necessary? Especially since the bedrooms are only used for sleeping.

Overall, the house design does not seem consistent to me.
