we are currently in the final stages of our plan and would like to show you our plan and ask what you think of it.
Bebauungsplan/Einschränkungen
Size of the property: 685sqm
Slope: 1.20m (north to south)
Floor area ratio: 0.4
Plot ratio: 0.6
Edge development: max. 9m
Otherwise development according to §34 Baugesetzbuch; in the neighborhood almost all house types, sizes, floors, roof types, etc. are represented.
Anforderungen der Bauherren
Style, roof shape, building type: single-family house, gable roof
Basement, floors: basement, 1 ½
Number of persons, age: 2 adults (and later maybe 2 children)
Space requirement on ground floor, upper floor: 164 sqm
Office: family use and home office
Guests sleeping per year: currently not necessary
Open or closed architecture: open
Conservative or modern construction: modern
Open kitchen, cooking island: open kitchen
Number of dining seats: 6
Fireplace: yes
Music/stereo wall: yes
Balcony, roof terrace: no
Garage, carport: double garage
Utility garden, greenhouse: utility garden
Other wishes/particularities/daily routine, gladly also reasons why this or that should or should not be: light well in front of the living room window for another office/bedroom in the basement.

- you cannot give up: open roof truss, double garage, open living/dining area
Why did the design turn out the way it is now? For example
Standard design from the planner? Developed with the architect
Which corresponding wishes were implemented by the architect? The goal was to achieve a good sense of space and to build with as little corridor as possible. In addition, a light well is to be created under half of the living room so that enough light comes into the basement room. This room is then to be used as a home office.
Basically, we are wondering if a separation between dining and living room makes sense, or if it would then make the rooms too small again.
We are also not sure about the window in the kitchen; currently a window is planned with 2.26m width and a sill height of 1.40m. Not yet present in the plan.
Another question we ask ourselves is whether there is a solution for a terrace roof. Currently, we are thinking of a pergola.
The sketched image differs from the other plans in the west by the kitchen window and the dining room door. We are still unsure about the size of these two windows.
