Floor plan city villa approx. 140 sqm - tips, suggestions?

Hello everyone,

I need a little help with my floor plan - criticism, tips, suggestions - anything!

I am having a city villa built through a general contractor (10.25 x 9.15). They already have a standard floor plan that I don’t like. The following are our wishes:

    [*]Gallery in the entrance area
    [*]Open kitchen-living area with pantry
    [*]Guest WC with shower
    [*]Preferably 3 bedrooms (currently childless, but children are planned)
    [*]Walk-in closet

Almost impossible to fit all this into 140 sqm, so I need someone who knows more about floor plans than I do. The biggest problem for me is the layout of the bathroom as well as the staircase (this will be a quarter turn, 16 steps, 19.5 cm rise height, 26 cm tread). Possibly too steep? I tend to want a bay window in the entrance so that, due to the length of the stairs, there is more space in the living room – or maybe even enlarge the living area entirely?

Search for Ferrari with only 5 liters per 100km fuel consumption.

Does not exist! With the requirements, you have to go to at least 160, better 200m2. Otherwise, you will get a very unsatisfactory floor plan.

Stairs with 19.5 would be too steep for me

Difficult to assign the rooms

Can you please fill out the questionnaire, mark the floor plan with a north arrow and dimension it.

too many wishes for the area.
Gallery and dressing room must be removed.
What does the dressing room bring you in the current floor plan?

Stairs are steep

And I keep saying: on graph paper with a pencil, so you can focus on designing and also incorporate real furniture.
I consider it a rumor that you two will have 2-seaters each measuring 1.40 x 60. That is the size of the smallest Ikea sofa, which can serve as a visitor's bed in a child's room.
You should also realize yourself that the bed situation in the bedroom is not working.
The hallway passage to the outside as well as the external toilet and gallery upstairs should be removed. Where is a wardrobe for 4 people supposed to go?

We would rather not give up the gallery - we would probably be really annoyed later if we did not do it. Walk-in closet is my wife's wish. She wants the closet in a separate room.

Do you know how expensive it would be if, for example, we go from 10.25 x 9.15 to 10.15 x 9.55? That is 40cm more each. Then we reach a stair rise height of 18.2. The clear room height will be 275cm.

Where are you building? The price limit is, of course, very tight. If you calculate 2000 per m2, you are already 60 thousand euros over budget. Now you can also calculate what it costs you to make it bigger.
