Floor plan city villa 162m²

Hello everyone,

my wife and I are thinking about having a house built.
And after a long back and forth, we have at least agreed on a floor plan.

What do you think of this floor plan?
Do you have any suggestions for improvement?

We are still unsure about how high/wide the windows should be exactly.

Should it be two stories? I am missing the roof slopes on the upper floor, so based on the protrusions in the exterior walls, I assume it is either a Friesen house or a gable house. Therefore, I think you haven't planned for roof slopes at all?

As you wrote, it seems there won’t be any plot of land.

Then I unfortunately have to say: don’t waste any time, because a house and its architectural style depend on the development plan of the plot. Additionally, the designs should include the neighboring buildings, cardinal directions, as well as possible vegetation and view.

But the ground floor is basically suitable for living; on the upper floor, the enclosed utility room is not practical at all.

Hello, is there a [Grundstück] for the house? If not, then the discussion can be ended immediately. The location of the [Grundstück] and the house on it, as well as the development, have a great influence on the floor plan.

Hello Bob, we are currently looking for a suitable plot of land where the development complies with §34. It’s not exactly easy, but you can always find building gaps where it would be possible. We are from the Kreis Gummersbach.

In the living and dining room, I would plan additional windows.

Hello YPG, yes, it is supposed to be a two-story town villa. As for the utility room: my wife would prefer not to carry the laundry basket up and down the stairs. That's why we included it in the upstairs [OG].
