Hello everyone,

We have received the first draft for our new single-family house from the architect.
We personally like the house type very much visually because, although it is a city villa without sloping ceilings, it does not look bulky and fits well into the Hamburg cityscape.
The architect has implemented most of our wishes, but the entire kitchen area is definitely still problematic as it is too narrow and long. Due to the shape of the house, widening the kitchen is unfortunately not possible without changing the light-flooded entrance area or making the house wider (which we would do but is not possible due to the plot, as the boundaries were already planned at 2.75m each). Our actual idea was to access a pantry via the kitchen front (yes, I know, modern gimmick) and then locate it north of the kitchen, but that would prevent the light axis in that area and make the north-side windows useless.

Furthermore, the bathroom on the upper floor is under discussion because, although we like the idea of the "separated" toilet, the shower/sink area might make the room seem rather small overall, even though the room is actually quite large.
The bedroom on the upper floor is also not perfect yet, as we actually wanted a separate dressing room; however, due to the limited space on the upper floor (single-story construction without sloping ceilings), the bedroom is relatively small and we would like it to be a bit more spacious. The children's rooms, on the other hand, are spacious enough.
The house has relatively many (also narrow) windows and we are considering whether fewer but wider ones might make more sense.

This is a first draft based on our room wishes, so we would be very happy if you could share your first impression with us to assess whether it can be further developed or if we should start over/differently.

If I have forgotten anything above, I will gladly provide it later.

I briefly calculated the data before I saw the house/the drawings. 3000€/sqm plus usable basement. The 700,000€ roughly fits without ancillary construction costs. But then I see that the basement has finished living space, so it is within the thermal envelope, additionally I saw/read about the roof terrace and the elaborate facade design, and I don't believe you can manage with the budget by any means. Regarding the mentioned doubts:

I would never consider widening the kitchen but rather shortening it. Visually, it is very appealing, but in my opinion, it is a kitchen with long distances and therefore not ergonomic. Kitchens are planned like a workspace to keep necessary walking distances short.

I don't think it will feel cramped. Maybe simply plan dressers on the short side and omit the side wall. However, I find the roof terrace negative because it connects parents and child (lack of privacy on both sides).

With cautious and low northern German construction costs, I come to 3500€/sqm, including the basement, so 260 sqm x 3500€ rounded to 900,000€ without ancillary construction costs. If you calculate sharply and relaxed, then 4000€! Based on experiences of recent years, for 700,000€ you get a standard house, brick-clad, 200 sqm without basement and without frills like this huge window front, countless window grooves, and roof terrace.

I agree with , you won't get this house built turnkey in Hamburg for €700,000. Another point: Are you sure this still counts as single-storey? According to my rough calculation (94sqm ground floor, 70sqm first floor), the first floor has more than 2/3 of the ground floor's living area, or does Hamburg have different regulations?

I unfortunately also have to say ... lots of space, but partially more than impractical.

Bedroom on the upper floor, the position of the bed with the headboard right next to the passage is very bad. Unfortunately, I also don’t find the bathroom well planned, especially the exit of the shower in front of the bathroom door.

I see the kitchen like .. that will be hard to plan. And an island with 326 cm width will already be more than tight or very cramped for an island width.

Home office in the basement, for the basement room there are 100 cm high windows shown. Is there supposed to be some kind of light well in front of it? You can’t see anything like that in the elevation drawings.

And I don’t see the project within the budget either. Because the basement, the brick cladding, and basically all the space is already elaborate. When I count, I get rather 98m² on the ground floor and 76m² on the upper floor including the stair areas. Without the basement, I would already estimate at least 650,000 euros.
