Where there is enough headroom for a toilet, there is also room for the tub. I don't think the house is small either. However, two questions arise for me: Who makes the children's beds upstairs? And What do you do in the bedroom with a panoramic window front? I already find balustrade-free designs exciting on the upper floor, but then also across the entire side, so that when naked you don’t even have a little wall behind which you can hide from views... apparently also towards the street. It’s definitely stylish - but I wouldn’t want to live there.

I am not a structural engineer, but I think you would need one. As far as I can see, you want to remove some walls on the ground floor. In our new build, we also have a very large open-plan room and we had to have it calculated separately and pay a considerable surcharge for more steel in the concrete ceiling so that it is structurally possible. In the original plan, we had a support pillar next to the kitchen island.

This all sounds very much like "a layperson reading about stylish pipe dreams on the internet," and such concepts regularly die in bank meetings (which is, to put it nicely, "not to the detriment of the project goal"). I agree with the suggestion to show the existing plans and pictures of the house as well as to create synoptic plans, and I suspect a bungalow. The continuation of this with the basement stairs located in the corner does a grave disservice to the floor plan. More convincing solutions can be found with facts about the existing structure. Economically, this "renovation" would be a costly Pyrrhic victory ;-)

I am not firmly convinced that a renovation is necessary when a new build only costs 50k more. It’s not like you couldn’t get a new build for 450k if I use my floor plan as a basis.

Without an architect and structural engineer, nothing will be built. But it will be a wooden ceiling and should be doable.

If I can no longer climb the furniture stairs (thanks Sol), then the kids should be old enough to do it themselves.
The panoramic window works because the street is far enough away and our area is already very quiet and green. The view is definitely worth it. Directly in front of us are only trees. To the left and right is a house on the other side of the street.

The toilet can be moved further forward, but peeing only works sitting down. That’s not a problem.

I have attached a sketch of the stairs. It should work. There would still be room for one more step.

I know, it was only supposed to be for me. I thought it would still be helpful.

Please ignore the outer line. In the end, that depends on the construction of the necessary insulation with curtain facade.

What would be a cheaper facade?

A holiday home is a nice place to relax, that’s exactly what we want to have with our house. But seriously, it brings the evening sun into the house and we miss that a lot.

Wood beam ceilings require substantial beams with appropriate bearings for such spans. Or some supports. Large, open spaces are better achieved with concrete ceilings.
