Floor plan: Advantages and disadvantages based on a gable roof of 229m²

Hello everyone,

First of all, I would like to thank you all for the great input in my previous thread :).
Personally, I am partly quite overwhelmed by the limitless possibilities of a new house plan on a field.

With the attached floor plan, I would like to go through the pros and cons with you.
You can find the plot size as well as the location to neighbors etc. here:

The floor plan is from the internet, here is what I like about it:
- Gable roof => fits the local scenery + photovoltaic system + cheap and good
- rectangular floor plan => all living rooms face south, with full south orientation
- large living room => I would like a 5.1 system and preferably not have the rear speakers next to my ears :)
- large kitchen possible => preferably a U-shaped kitchen with raised counter to the dining table
- large living rooms on the ground floor => with a "relatively" narrow house width / gable roof
- solid cloakroom directly at the entrance
- stair design allows easy basement access
- large office
- entrance centered and "airy" with a view through the house

Wishes that unfortunately (maybe still) have not been fulfilled (you can’t have everything :)):
- pantry / storage room on the ground floor
- garage access
- bedroom - dressing room - bathroom track

Planned but currently not included in the floor plan:
- basement level
- sliding door between dining room and living room
- a cold winter garden / lounge / terrace on the west side:


As a first step, I’m looking forward to your opinions before I start with my questions.

Basically a solid thing. What would bother me: - the open space feels very narrow - the chill area correspondingly very bland. Can this be corrected with the furnishings alone? Questionable. Maybe a separation at the height of the fireplace would be nicer? Kitchen on the east side and move the table a bit east? You’d have to experiment a bit - but without measurements... - The walking paths - especially to the patio doors - are blocked. Actually, the patio doors on the south side should be exactly where the wall is now. But that would ruin the exterior look - maybe give up symmetry and create a lift-and-slide door system on a wide front behind the kitchen and dining area. - If the terrace is to be on the west side, you always have to walk across the chill area - that would be awkward. A terrace on the south side should not be planned without shading - I already recommend planting at least 2 trees. - I would reverse the direction of the stairs to increase the distance to the front door.

I have updated the sliding door and kitchen as we imagine them using Paint.
I have left the windows as they are for now; we are generally planning with larger windows.

Development Plan/Restrictions
Plot size neighboring development see:
Roof shape = currently gable roof
Maximum heights/limits => max. 2 floors with 30° roof pitch

Client Requirements
Basement = yes at 80%
Persons => 2 + 3 children in future
Fireplace => actually not
Music/Stereo wall => 5.1 in living room
Balcony, roof terrace => no balcony or roof terrace desired

plus basement, mind you. The farmland, which is not yet building land, confuses me. As far as I know, this process takes 10-15 years.
How long has the process of converting it into building land been going on?
And when I think of farmland, I immediately think of single-story ;)
