Floor plan 4-room rental apartment - Rentable?

Especially back then as a single person and tenant, the dryer was essential for me (together with the washing machine in the bathroom of the apartment)! When you come home from work in the evening, do the laundry, and 3 hours later it is done, going down to the basement, the laundry room really isn't fun. Having the washing machine and dryer in the bathroom was truly a blessing. Now in the house, laundry is done in the utility room and then partly in the dryer, partly directly on a clothes rack in the room or the drying rack on the north terrace at the utility room. The importance of the dryer has significantly decreased.

To come back to the topic, the house is to be built near Überlingen. There is tourism and industry in the area, but rather no universities. Apartments by the lake (i.e. Überlingen, Nussdorf, Unteruhldingen) are rather expensive due to competition as holiday properties and the premium location. The target groups would therefore probably be middle-class families (preferably a large apartment a bit further away than a small one by the lake, as a large apartment by the lake is too expensive) or employees in tourism, mostly in the lower wage segment (which does not automatically mean worse tenants), often rather young and job changes not so unlikely. I would not bet on the wealthy 60+ generation there, they want lake views or at least to be within quick walking distance to the promenade, gladly accepting a few square meters less for that (the former house has to be cleared out anyway). I would probably go for one family apartment (4 rooms) and one 2-room apartment per floor. In the attic probably only two 2-room apartments, but somewhat more spacious. A DINKI couple might also be interested in the large apartment, one who wants a bit more peace than by the lake, a children’s room as a guest room and one as a study (I know exactly such a one, on the other side of the lake).
