880 sqm hillside plot

    [*]13x15 m buildable = 195 sqm footprint
[*]Plus outdoor stairs = approx. 10 sqm unprotected approx. 15 to 20 sqm with protection
[*]According to your quote for planned apartment sizes =4x1.5 parking spaces + 2x1=8 parking spaces = 8*15=120 sqm ... let's assume they can be built directly on the street.
    [*]Balconies/Terraces

= total 325 sqm up to approx. 350 sqm plus balconies/terraces built over

I would also be interested in the architect's version.

And young couples or couples who still want children are usually tenants with high turnover.

What is often missing here with us are well-designed affordable 4-5 room apartments for families with 2-3 children, ideally around 90 to 110 sqm in size.

I can fully agree with that, the supply on this topic is low. I actually looked for something like that before I decided on my own single-family house, but the supply was very limited. I then remember one with an interior bathroom. Paying 1000€ cold rent for 100 sqm is definitely not exactly "reasonable". Of course, it was a completely different area. I would identify the target group and then try to design for them. Better a genuine family apartment and a couple's apartment on one floor than 2x the same apartment, which only partially suits both.

I also think families are longer-term tenants than couples or singles

But you can't assume that. There is also tenancy law, and it is about, among other things, the right to drying facilities, meaning a tenant has the right to get such a place.

I only know very few people who have a dryer. and I believe none of those with a dryer live in a rented apartment

Really? After many years, I got a dryer - basically talked into it by my husband's boss when she found out we have 3 kids and she pressured him. I now like drying underwear and socks in it. I still prefer to hang everything else differently. But less and less, if the laundry is dryer-friendly.

Aren't dryers standard by now? I don’t know anyone who doesn’t have a dryer.

Just interesting for me to know. Keep writing to me.
