The current design was created based on various model houses and manufacturers’ catalogs. What I liked well in the model houses has been incorporated into the floor plan. For example, bathroom layout in T-shape; shower and toilet thus hidden on the left and right sides behind the T. Unfortunately, my current drawing tool does not allow furnishing. I therefore have to print out the plans and add the furnishings by hand. A furnished floor plan will follow.

I think the floor plan shows the intended rooms and the desired space requirements.

I hope that now there is a better working basis!

I will honestly tell you my opinion, the floor plan is horrible! The house is very open and especially with 2 children the staircase in the living area is obviously problematic. Additionally, the opening upwards makes the situation even worse.

Personally, I would never build like this. Furthermore, the gallery takes up an extremely large amount of valuable space. This results in a small bathroom, no separate dressing area, and tiny children’s rooms. 11 m² is nothing, I would definitely not go below 14 m²!

On the ground floor, the WC is a nasty narrow corridor, it causes claustrophobia. The pantry is not much better. I don’t see a wardrobe. The hallway is very convoluted.

If you want to build a house like this with a gallery, then 160 m² is absolutely nothing. It’s like a sports car with 50 hp. Mega fail!

Sorry for the harsh words, but that’s just how it is in my eyes.

The house is too small for the gallery.
Galleries transmit every squeak from bottom to top and vice versa. One should think about that.

Furnish every room with the desired furniture to scale.

Wardrobe: where should jackets, shoes, etc. for 4 people go?
The WC looks too narrow.
Pantry as well.
Combine study and guest room into a reasonable room and not 2 small chambers.

All rooms on the upper floor are too small and difficult to furnish due to the door placement.
What is the gallery supposed to be for?
Well-designed 16 sqm for a master bedroom is acceptable, also well-designed 11 sqm for a children's room is acceptable, but not if 22 sqm are wasted on a gallery.

Set up a children's room for a teenager. Desk, wardrobe, chest of drawers, bookshelf, no seating area fits in to socialize with friends.
School children still want to play in their rooms.
Should that take place in the gallery?

From where is the access to the basement planned?

Disaster! Everything can be improved. Children's rooms too small, sound from downstairs to upstairs, child next to parents, utility room missing, freezer room missing, closet space for 4 missing, chill corner missing, pantry too narrow... And if there should be a floor plan discussion, then please with a completed questionnaire.

And, if there is already a site plan, then also some explanations about it.

Regarding the floor plan.. I would like to see it furnished sometime, presumably it will then be scrapped immediately because it becomes obvious that it cannot be furnished well at all.
