I would already discuss that with the architect, as they have the overall overview. In my case, they were also able to answer all critical questions to my satisfaction.

Well, the architect is NOT an energy consultant. He can give recommendations, but as ours always says: "The craftsmen are all smart anyway and will come up with 'better' suggestions for you." He also named the overall structure himself, and the suggestions roughly come from him as well. I mainly wanted to know here if that makes sense or if someone might have a better tip.

And the intermediate floors are not taken into account in the calculation of the thermal insulation certificate?

You have little to no influence on the thickness of the ground floor or the ceiling above the attic. Initially, your architect’s planning is already considered in the building application as well as in form 153. But the structural engineer also has a say – and the note was justified – a floor-to-ceiling shower also requires space; don’t you want to see a step in the floor below? And honestly – you have, so far at least, chosen a reasonable approach to the adventure of building a house. If you already start questioning the various components of the planning at this early stage, you might as well have signed with the budget builder. Their intermediate floors are rarely thicker than 12 cm as well.

So far, you have trusted your architect; why do you want to question their specifications now? If you continue with this attitude, your architect will surely have a lot of fun with your construction project

Thank you. But I haven't questioned anything from the architect or structural engineer... oops: The architect says 180mm floor structure on the ground floor. But he didn't say exactly how it should be assembled. The same applies to the attic. And what's wrong with informing yourself and making decisions??? No one has answered my questions yet...

And why don't you ask him then? Insulation, impact sound insulation, foil, underfloor heating and screed lead to an 18 cm construction height. This also means you have to decide which final flooring you want for the rooms later so that the screed installer knows.


That you are an absolute layman?

Building owners make decisions about the floor plan, wall construction, equipment and type of technology. For all other requirements on site, a professional is needed. Since laymen usually cannot manage this nor check the decisions – although many believe that after “x” weeks of searching for a building partner they have become experts – I recommend involving external expertise. This way, possible sources of error can be quickly identified according to the four-eyes principle, and the building owner, who is the client, always knows a competent partner is by their side who answers all questions clearly.
