It seems to me that an "k" is missing (?) Why should I be. Behind a realistic self-view stands a calculable debtor personality, I would say. Otherwise, you usually read a lot of dream house descriptions like your first one (but then without the note that it is not meant seriously). And last but not least, A13 is not the ultimate wisdom and at 35 there is still plenty of time to let advice become senior advice.

Thank you also for the recent responses. Of course, I have to make my own experiences in life, but a few opinions about my own idea also give me some courage. At least I have already been through the risk of divorce. Which position I will encounter in life is nobody’s guess today, but I wouldn’t be opposed to it. I would describe myself as a creator with ideas, and that is simply easier in a leadership position, and you get paid for it as well. But first, the child has to be out of the woods.

Regarding living in old age, of course I cannot say anything today. I only see my parents. They live in a very large house, and 1.5 of the 3 floors are practically empty or cluttered up ;-). But I don’t get the feeling that they wanted to move out of their house. A cleaning lady certainly helps with this attitude. I also do not feel that my personal (!) need for space is smaller than with a partner, since largely the same rooms are needed.

I will now look for plots of land and hope not for a big awakening. But I now think that buying a plot of land is a good first step, since then I only have to pay real estate transfer tax for the land alone. That would already be an advantage for me.

Regarding insurance: I was thinking about a term life insurance with residual debt insurance. And yes, I am not building so that I can leave something to my child. If my son inherits the house later and sells it, then he may gladly use the proceeds. For me, the house is not an investment with the hope of increasing returns. I am building it as a dream of life and as retirement provision. If he ends up inheriting something from it, that is nice.

Before it is worth diving deeper into the topic, you first need to have a plot of land in sight. It varies regionally of course, but in my area, the free market often demands twice the standard land value. The even bigger problem is actually finding any land at all because the market is simply completely empty.

You need to know what your plot of land costs. On this basis, you can then see if there is still enough money left for a house.

Here is also a 35-year-old teacher, unfortunately not a civil servant ;) I am also single and moved into my house exactly one year ago. I was lucky to have received the plot (also in the countryside) from my parents. Otherwise, my house is 155 m2 and I really built cheaply (no basement, white plastic windows but produced in Germany, no controlled residential ventilation, laminate flooring, no KNX, no electric shutters on the upper floor, etc.), had a lot of own work from my father (a trained bricklayer) and other relatives and also benefited from their contacts (neighbor did all the electrical work, acquaintance did all the tiling, etc.). Nevertheless, despite all limitations, I made sure to fulfill my biggest wishes (large window areas, wooden doors from the carpenter, my dream wooden staircase, blinds on the ground floor, etc.). So I built for €250,000 (40 minutes from Munich, between Munich and Augsburg, so not a cheap area). It will take a while until the driveway is paved, pictures hang everywhere and everything is decorated down to the last detail, but otherwise I am living in my dream house. If I had a bigger budget, I would also have real wood parquet, wood-aluminum windows and a steam oven in the kitchen, but it was important to me that I could finance everything well. Therefore, I am completely satisfied. I think it depends on what is important to you. So just be brave and good luck!
