Hello everyone,

we are planning a single-family house including a basement with a double garage, 193 sqm of living space in the north of Baden-Württemberg. We have received the following initial offers. Do you see any of the items as overpriced? Of course, we want to negotiate all trades, but where can we get the most out? (Surveying/Statics/Architecture have already been contracted and are therefore excluded.)
All offers are net prices without personal contribution.

Shell construction work: 136,000 euros
Plumber: 2,700
Carpentry work: 15,000 euros
Roof: 4,800 euros
Windows: 16,000 euros
Roller shutters: 9,000 euros
Front door: 3,350 euros
Heating, sanitary + heat pump (without sanitary fixtures, with underfloor heating): 35,000 euros
Electrical: 16,000 euros
Interior plaster: 15,000 euros
Exterior plaster: 16,000 euros
Screed: 8,800 euros
Drywall/walls/ceilings: 7,200 euros
Tiles/natural stone: 15,000 euros
Joiner/doors: 4,300 euros
Metalworker/garage door: 2,800 euros

Floor coverings Klick Vinyl on all three floors will be laid by ourselves; material: 5,000 euros
Painting, personal contribution; only paint, brushes...: 650 euros
Outdoor facilities: estimated 15,000 euros for terrace/driveway
Kitchen already planned with approx. 13,000 euros

what kind of roof do you get for 4800 euros? seems very low to me. flat roof?

Painters way too little - I alone spent 1500 euros just on paints without filler stuff.

And it can still increase - exclusively very high-quality Brillix paint.

Only for primer I was out 300 euros...

Otherwise, you can't really say anything - no one knows your execution details...

Carpentry work, the carpenters are working there. Probably also around the roof.

the carpentry work for 15k is okay, I just doubt that you can get a roof covering for 4800 euros...

For us, the roof cost around 28,000 euros - plus carpenter...
