First land, then house: separate financing strategy

We come from the Rhein-Main region and do not have a plot of land. Since we do not want to become dependent on a house construction company, we first want to buy a plot of land and only then start with the house planning. Unfortunately, our equity is only enough to finance about 50% of the land price.

You wisely stick to the independence of the property from the construction company. Where does the estimate of the self-financed portion of the purchase price of the property come from, if there is not yet a specific property? - until a property can be built on, quite expensive terrain modeling and securing measures may still be necessary.
