First land, then house: separate financing strategy

You are wisely sticking to this independence of the plot from the construction company. Where does the estimate of your own share in the land purchase price come from if there is no concrete plot yet? – until a plot can be developed, rather expensive terrain modeling and securing measures may still be required. The 11ant basement rule (available in various places here, it will appear externally next week) deals with the phenomenon of when avoiding a basement can be just as expensive as building one.

First of all, pure speculation - as I said, we are just at the very beginning. Of course, I don't know what the property will cost, but I can estimate what we would be willing to contribute in equity. I would never build at all costs; if it gets too expensive, I just won't do it. But I have to start somewhere, and in my case that means roughly laying out the plan :D
