Please provide general comments, suggestions for improvement, ideas, bathroom upper floor, etc.

Who designed it: planner of a construction company who is also an architect
What is particularly liked? entrance situation, arrangement of rooms, layout and sizes in the upper floor (except bathroom upper floor)
What is not liked? too close to development on south plot, bathroom upper floor, entrance planned as flat roof, location of door in living room, other minor details
Price estimate according to architect/planner: not yet received
Personal price limit for the house, including equipment: not quite clear yet but around 400,000
Preferred heating technology: either gas (without KfW) or brine-water heat pump via trench collector / geothermal drilling (KFW 55)

If you have to give up, on which details/extensions
-can you give up: high-quality equipment, dressing room, brine-water heat pump, "turnkey"
-can you not give up: stove, office, two level-access showers, double garage

Since our plot is relatively long and narrow (20x43m), we have already given some thought to the possible arrangement of the house and garage in advance. is the thread about it.

At first, we were fixed on the first variant, where the garage would have been located above the house in the north. However, with garage and house it would have become very tight towards the south. The first draft by the architect surprised us (garage in the east), but we generally liked it very much, which is why we now present this as a basis here. Many of our wishes have already been met and the draft is definitely a good starting point. I have to say that we currently do not have morning sun and do not consider that a disadvantage. The only downside is that the house then stands relatively far in the middle and garden space is "wasted," which is partly also due to the 6m distance in the east. However, we will initiate a building inquiry to possibly reduce the distance to 3m.

So, now the drafts. North is at the top of the plan.

I like the floor plan and the house.... I would just be interested in the floor structure on the ground floor. Not that you end up with less than 2.5m clear room height there.

I quite like the floor plan as well. I would just remove the pantry in favor of a nice kitchen. But you have to know exactly what you want from a kitchen (I’m not a fan of two-liners and U-shapes). A pantry is not cooler within the thermal envelope, so it’s not better suited for storage than any normal tall cabinet in the kitchen ;)

Basically very nice, it can be built like this, it works! Nevertheless, comments:

1. The chimney could be a nuisance later. Can it be moved to the other side of the wall so that it is out of the hallway? Especially pay attention to the upper floor.

2. The pantry can be made like this. I suggest as an alternative to plan the kitchen as one large room and coordinate everything else with the kitchen fitter. Practical as it is now, but without a door and more flexible.

3. I am pondering the entrance, actually everything is good. So that everyone knows where to go in the hallway, I would plan the door to the living room larger/wider than standard and possibly work with glass elements.

4. I would give the dressing room a window. I think the view would still be okay.

I like it... it looks almost exactly like our current plan :) What do you find annoying about the flat roof entrance? Regarding the door to the living room, maybe just extend it up to the dining area? Then the living room wouldn't be a passage area either.

Nothing, I mean the hallway further inside ... ... and now I also understand what I don't like ;-).

Without a fireplace it would be easier, then I would put a double-leaf door here -- opposite the stairs. That way the living-dining area would be accessed centrally and the couch corner would not be in the traffic area.
