First draft single-family house 150m² with basement
Please provide general comments, suggestions for improvement, ideas, bathroom upper floor, etc.

Price estimate according to architect/planner: not yet received
Personal price limit for the house, including equipment: not quite clear yet but around 400,000
Preferred heating technology: either gas (without KfW) or brine-water heat pump via trench collector / geothermal drilling (KFW 55)
If you have to give up, on which details/extensions
-can you give up: high-quality equipment, dressing room, brine-water heat pump, "turnkey"
-can you not give up: stove, office, two level-access showers, double garage
Since our plot is relatively long and narrow (20x43m), we have already given some thought to the possible arrangement of the house and garage in advance. is the thread about it.
At first, we were fixed on the first variant, where the garage would have been located above the house in the north. However, with garage and house it would have become very tight towards the south. The first draft by the architect surprised us (garage in the east), but we generally liked it very much, which is why we now present this as a basis here. Many of our wishes have already been met and the draft is definitely a good starting point. I have to say that we currently do not have morning sun and do not consider that a disadvantage. The only downside is that the house then stands relatively far in the middle and garden space is "wasted," which is partly also due to the 6m distance in the east. However, we will initiate a building inquiry to possibly reduce the distance to 3m.
So, now the drafts. North is at the top of the plan.
