First draft, floor plan single-family house 160 sqm

Hello dear forum community :),

For several weeks now I have been eagerly reading various topics and I am very happy that today I finally have our first draft from the architect in my hands. We are open to suggestions for improvement and are already looking forward to your comments. Here are a few details: - approximately 160 sqm of living space are planned as well as a double garage with an adjacent storage room - the house is located on a 956 sqm plot in a new housing development - the entrance is on the north side - brick construction ([mein Freund ist Maurer :)] ) - the house should have space for four people, but currently there are just two of us - the drawn furniture is only for better visualization

If you have such an expensive gable, it should be used sensibly, not for heating or the hallway.

I find it unattractive that the staircase landing juts out like that. People will nicely fall over it when walking backward after greeting...

One more thing. Is there a reason why there is no 2m line drawn under the roof in the south? The toilet under the slope could become problematic.

Hello,

I think the ground floor is very well done.

I also think the WC in the garage is a good idea - when you are celebrating on the terrace or in the garden, you don’t have to run through the whole house if you want to use the WC.

I also like the access from the garage through the utility room.

In my opinion, you also have enough space for a wardrobe in the entrance area.

I also like the 45° walls in the attic. Some people here in the forum see these as space-consuming makeshift solutions, but you can also have a different opinion. For example, in our hallway in the attic, we also have two walls angled purely for aesthetic reasons - it had nothing to do with a makeshift solution - we still have enough right angles.

On the other hand, I don’t think the bathroom is planned so well. With the position of the WC, bumps are inevitable for taller people. I also think the position of the shower, directly opposite the door, is not optimally planned.

What kind of heating are you getting?

Is it not possible to install it in the attic space? Then you could create an additional room from the heating room and the end of the hallway. The possible noise development of the heating system might also be better located under the roof.

thank you first of all for the quick responses!

I will try to answer the comments one by one:

- I also don’t like the slanted wall on the upper floor… how could this be solved more nicely without enlarging the hallway further?
- We had planned the heating room with a window there in order not to reduce the utility room on the ground floor. Maybe we could accommodate the heating room in the unfinished attic and use the freed-up space as a reading corner. Does anyone possibly have experience with heating in the attic??? :)
- The equipment room is mainly meant to store things like tools and lawnmowers. We had planned the large garage for storing bicycles.
- According to the architect, frost protection in the garage WC is not a problem since the walls are well insulated.
- The wardrobe could really get a bit tight, but I don’t like built-in wardrobes that much… does anyone have another idea?
- The staircase will be bricked in, so it shouldn’t be a tripping hazard :)
- Unfortunately, I can’t answer the question about the 2m line on the south under the roof… I will address it this evening!
- The bathroom furnishings are not yet finalized, but thank you very much for the hint!
- Since we also want to use our double garage as a party room, we planned the garage WC (additionally, guests who sit on the terrace in summer can use this toilet and do not have to walk through the whole house to the guest WC)
