First contact and presentation of our plans

Hello everyone,

we have just registered here in the forum and wanted to get started right away :) .

We already have a plot of land and are currently in the final phase of our private planning work.

Now we would like to hear opinions and criticism, tips, and food for thought.

The plan is a house without a basement, with 2 full floors and a hipped roof. In plain English, a non-basement Tuscan house.
We decided to build without a basement because some in the building area already have water problems and for cost reasons.
Besides, we wanted a separation into: sleeping upstairs, living downstairs.
However, an office on the ground floor which can possibly be remodeled into a bedroom in old age so that one can live on one level.
The heating is not yet fixed, but we tend towards gas + wood stove with water circulation (or whatever it is called) + possibly solar.

Here is our current idea for the ground floor:
Of course amateurish, I hope to get a somewhat more professional plan from an acquaintance over the weekend, which I will then post as well.

Hello.

Basically, the draft looks very nice to me. I like it very much. Of course, it also depends on the overall concept. Property, surroundings, views, etc.

I would change the access to the kitchen/dining area. When you come down the stairs, you first have to make a detour to get into the kitchen. I would place the access opposite the stairs to the dining room; then you are also more flexible with the furnishing of the kitchen.

Maybe I would consider swapping the utility room and the office. Otherwise, all craftsmen have to go across the house, and the (possibly later) bedroom is at the entrance...

Are there already plans for the upper floor?

first of all, thank you for your opinion and tips.

I will write more in detail about the plot and orientation on the plot when I get the "better" plans from my acquaintance.

The entrance to the living area is deliberately placed more towards the kitchen because a fireplace with water circulation might be placed in this wall in the dining room area.

The kitchen is planned as a U-shape with a cooking island facing the dining room.

I will include the interior design in the plans from my acquaintance so that it becomes clearer.

The utility room is also deliberately in this corner because the path to the connections on the plot is shorter here.

The bedroom is practically exactly in the opposite corner of the connections on the plot.

The bay windows are only on the ground floor. A roof similar to the attached picture is planned on top.
However, the picture shows a bay window facing forward on the ground floor, which we will not have.
Between the two roofs, there should also be a balcony, but without a concrete ceiling, only with a steel construction and wooden floor to avoid a thermal bridge into the house.
... hope this is understandable.

That can be done, but then it has to be planned accordingly. That means no step backwards in comfort and consideration of age-appropriate requirements. You wanted a dressing room in your younger years, then also for later on the ground floor. You have a comfortable bathroom in your younger years, then also for later on the ground floor. However, this is not recognizable in the floor plan and therefore cannot be realized at all, but a stairlift does not cost the world either.



GF: The entrance is hidden and off to the side, the corridor on the ground floor will be dark. The sequence of rooms in the living area can turn out nicely.

FF: Children's rooms uneven in size, access to the bedroom probably at the head area, dressing room as a trapped room is unfavorable.

For a proper evaluation, among other things, cardinal directions and the surrounding situation are necessary.

Every region has, for example due to available building materials, techniques, etc., special characteristics / architecture. Many people travel halfway around the world and then enjoy the appearance of the houses on site. The same people then decide, when building their own house, to take no account of the regional building style. And that is a pity.


As said, due to the loss of comfort and the increasing demands in old age, this possibility does not really exist.



Access at the head area creates unrest, and the dressing room should function so that it can be used without disturbing the sleeper.
