If I interpreted it correctly, the nephews are not entirely innocent in the situation that he is in the nursing home (they live 200 km away). I also gave our number to the neighbor, in case they get in touch again.

It is a typical 1960s house. The roof definitely needs to be replaced and surely there are one or two other things as well.

Regarding emptying the mailbox, I am puzzled. There is no forwarding request. How else should one take care of matters if one doesn’t eventually collect the mail from there?
There is probably no house sitter. In any case, the windows are already quite fogged up from the inside.

If it really is a professional guardian, then the chances of making contact unfortunately dwindle quite a bit. Such a person needs at least 10 cases under care simultaneously (§ 1 VBVG) – often it is 50 cases. There is no time to drive around a large rural area to all the deserted houses and apartments of all those being cared for to air them out and empty the mailbox. Therefore, forwarding requests are made to the guardian’s office. The guardian also cannot decide on the house sale alone, but must first get approval from the probate court. The court then appoints an expert who assesses the property. And then very likely, a real estate agent will become involved, since the time required for viewings, price negotiations, and notary appointments is not proportional to the compensation and the guardian is obligated to the probate court to report that they have handled the ward’s assets carefully, i.e. also obtained the best price for the house.

It’s best to register as a buyer with as many real estate agents as possible in your area. Then there is at least still a chance that you will be offered the property before it goes online.

Yes, that seems reasonable to me. I had also thought that the effort would not have to be made by a caretaker. Then I'll at least try to deposit my data with the common brokers in the area *sigh*.
