Why not an existing property? That is usually cheaper than a new build. If the budget is too small, you have to be able to compromise and not insist on 150 sqm with floor-to-ceiling windows. Our purchased house was practically worthless but we are still happy. A little renovated and nice. It may look "cheap" from the outside but affordable.

I honestly doubt that waiting is the right advice. If you can’t save enough, e.g., 2.5% of the total costs annually = €650,000 * 2.5% = €16,250 annually, it will get increasingly expensive. And I haven’t even factored in that bank interest rates will most likely rise.

I did not recommend waiting to start building, but only waiting for the summary of my Barthel tips scattered all over here – and even that only if you don't want to gather them yourself. Which, by the way, is very worthwhile if after entering the search term "11ant Barthel" here you not only read my posts but the threads where they appear completely. Many other participants share their attempts and how successful they were. There should actually be something for everyone that they haven't tried yet.

Since you obviously only want to buy well below market price, you have to be very creative or choose the classic, as you write. Buying below market price is a high art that cannot be learned with a few tips on the internet. By the way, I do not master this art in the real estate sector. Or go further out in another direction if it is supposed to be a new build. That makes me a bit thoughtful and with these thoughts I do NOT address you personally, . Can the middle class no longer build a house or is it simply no longer willing to bend over backwards for it? If you want to have 2 cars, go on longer vacations at least twice a year, enjoy cinema, museums, concerts, and restaurants as a matter of course without thinking about the expense, are registered in sports clubs and fitness centers, and rely on streaming services on standby, spend around €25 per gift at children’s birthday parties... do you still have middle-class aspirations when you also want to build a house, naturally with perfect landscaping, double garage, dressing room and pantry, show kitchen and home office... Is the middle class defined by the fact that it does not need to set financial priorities? Wake up. We tend to simply want more than we can afford and get into the hamster wheel for it.

Let’s put it this way, in some regions demands drive the prices, in other regions around financially strong metropolitan areas the land prices are actually such that the middle class cannot build, no matter how frugal they would live.

Well, I’d say if the building plot costs 300k, you won’t get away with less than 750 all in.

That means either it is financially possible or not.

If not, you have to look for alternatives. Existing property / terraced house, simply move to where the building plot only costs 100k.

Nowadays, building is, unfortunately in my opinion, a privilege for people with the corresponding wallet or luck. Even the search for a plot of land in some regions is like looking for a needle in a haystack.

In my opinion, waiting makes less sense, unless your savings rate is very high. But very few can save against the current price increases. Therefore, better to seal the deal today than tomorrow.

Have forced auctions been mentioned?
Possibly also an option, but since the market is so small, no bargains can be expected here either!
