In Baden-Württemberg, electrical engineering/information technology sector. Payment according to IG Metall collective agreement. Here you get more, but you pay 500k for an apartment. Don’t know what is better. Accrued gains also apply to debt repayment. According to the lawyer, an entry in the land register in a marriage without separation of property has little significance; legally, you are entitled to 50% of my salary. The loan contract is now finalized. 1.2% interest, 10% special repayment, and 20-year term without KfW. That suited me best.

You have to decide for yourselves what to do, but I couldn't live with it if I were your wife. In the event of a separation, she has no say in what happens to the house. For example, you could simply evict her and pay her off. You could also sell the house without her being able to do anything about it. Even if she would like to continue living in it and could also afford it financially.

Furthermore, it is easier for her to get her money after the divorce, because the pension adjustment is subject to garnishment. If she is registered in the land register, the ownership community remains after the divorce. This can really annoy the other party, and if someone wants money, they have to apply for a forced auction.

Sure. In Dresden, there are no decent apartments under 500k either. Houses start at about 600k for something decent. However, there is a lack of about 2 x 1000 in salary level everywhere.

1.2% for 20 years at the loan-to-value ratio doesn't sound so good... :-( The KfW thing is also suspicious to me, what remains is a high risk of what happens in 10 years. You can be lucky and you can be unlucky.....

Asked many brokers and also talked to a bank; they said if they get the conditions, they will take it, but we can't manage it. 1.2 is apparently really okay with 80% loan-to-value and sole debtor. You have to consider that the contract is only in my name, 1100€ installment and 10% special repayment.

Regarding salary, it also depends on the company. In the region, there are companies that pay much less and are of similar size. Fortunately, my employer understands that the most important capital is the employees. Oh yes, and IGMetall is also in a certain position of power.

At ING I get 1.05% for 20 years with a 20-year fixed interest rate. I'm at about 78% financing. I find 1.2% a bit much.
